REAL PROPERTY situated in the City of Cupertino, County of Santa Clara, State of California
being a strip of land five feet (5.0') in width and being the south five feet, by right angle
measurement, of that certain 7,569.68± square foot parcel of land described in the Grant Deed
filed for record April 4, 2011 by Document 21146957 in the Records of said County, said Parcel
being the west 38.15 feet of Lot 71 of that certain Map of Subdivision "A" of Monte Vista , filed for
record April 11, 1917 in Book P of Maps, at Page 20, in the Records of said County and being
the Lands of Yeung and Lee, having the address 21925 Lomita Avenue in the City of Cupertino,
said five-foot wide strip being more particularly described as follows:
Commencing at a standard City Street Monument in monument well found at the intersection of
Byrne Avenue and Lomita Avenue, said monument marking the centerline of Byrne Avenue as
said Streets and monument are shown on said Map of Subdivision A and as retraced on that
certain Parcel Map filed for record June 3, 2005 in Book 787 of Maps at Pages 14 & 15, and
from which point a similar street monument, also shown on said Parcel Map, found at the
centerline Intersection of Byrne Avenue and Almaden Avenue bears, South 00° 12' 00" West,
329 .26 feet, thence from said Point of Commencement along the centerline of said Lomita
Avenue, South 89° 59'43" East, 120.22 feet; thence departing said street centerline at a right
