She does not feel this complex should be built so close to the road
because of the blind. curve right there.
The Assistant Planner said this plan meets al-'1. -the requirements on the
standard check list. Actually, on this zoning. the applicant is per-
mitted to go to four stories and a "r�,taxi-mnum of 50'; lie has only gone to
291. Parking requirements have been met; 2-TM--66 was approved with
two conditions.: (1) vehicular entrance on Riverside Drive only., and
(2) grading plan to be approved by the City Engi-neer.
Chairman Fitch asked if the City has stairted a trend. in that portion
of the City and if this is passed., will it be, reversing this trend?
The Assistant Planner .said they are not starting a trend, they are
merely continuing what has already been, established.
Mr. Taylor,. 22444 Riverside Drive,, asked, what is going to happen
on the vacant: lot directly across 'Ghe street fro-ri-i this. The Assist-
ant Planner said the matter of density is not before. this body. This
Committee is a - recommending body., and is concerned. only -with. archi-
tectura , 1 and`'site control. Nothing could be accomplished by discussing
density at this time.
Mr. Small stated that when this portion of the Deepe Cliffe Ranch was
rezoned five or six years ago to R3 It, was. felt. 'by the .Planning Com-
mission that nobody would want to develop !.-,Il on Stevens Canyon Road..
He stated that the one-story restriction in -that area was recommended
by the:Planning Commission,, but unfortunatel-y., it was not stipulated
in the Ordinance©
.Dr. Kowitz feels previous obliglationts as to conditions, traffic,, etc.,
should be taken up with the Planning Corryraission. The Architectural
and Site Approval Committee is only concerned with the compatibility
of the proposal with the area.
Mr. Irwin asked if it would be necessarly in the future to take 25'
,along the front of this property for right-of-way. The Assistant
Planner said that it -would not,,
Mr© Small said that., With the existing -zon-f-I'l-g, thlis is the best
proposal we can expect to get, It is well within the Ordinance,, and
,.will be a credit to Foothill Blvd, Mr. Irwin agreed; the only thing
.that bothers him is that the property was rezoned in the first place.
Chairman Fitch asked the applicant if a delay would prove a hardship
to him. Mr. Loughlin said it would not., alth�ou.gh. he would like to
start shopping around for financing.
Mr. Stern.. suggested the applicant Check 'with the County right-of-way
people about their .future plans.
Dr® Kowitz agreed that this is a nice building, but does not know
whether it is compatible with the area.. lie would like to go out and
take another look at that area., keeping tli.e facts brought up at this
meeting in mind.
Chairman Fitch said the City 0rt it: { �i r_.^d. This is
