A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CUPERTINO APPROVING AN AMENIMENT
OF THE LAND USE/COMMUNITY CHARACTER OF THE
COMPREHENSIVE GENERAL PLAN
WHEREAS, the Planning Commission has held public hearings involving
written reports and testimony from Planning staff, directly affected
property owners, and citizens in general, and
WHEREAS, commercial development may impact the character of adjacent
residential neighborhoods by disrupting the continuity of landscape forms,
setbacks, and building forms.
WHEREAS, shifting 200 hotel rooms in yahoo Park to property north of
Highway 280 will not significantly alter traffic assumptions in the
General Plan Traffic Report for Valloo Park and may decrease traffic
impacts due to closer freeway access.
WHEREAS, the Planning Commission has concluded its deliberations
relative to the Land Use/Cammnity Character Element revisions of said
General Plan.
NOW, THEREFORE, BE IT RESOLVED:
411 1. That the Planning Commission approves the Land Use/Community
Character Amendments to the City of Cupertino General Plan as set
forth in Eibit A attached hereto and made a part thereof.
2. The Planning Camm ssion hereby authorizes the Chairperson of the
Planning omission to endorse said adoption.
PASSED AND ADOPTED this 27th day of January, 1986, at a regular meeting of
the Planning Commission of the City of Cupertino, State of California, by
the following roll call vote:

PLANNING CCMAISSION RESOLUTION NO. 2763
1. Policy 2-22 (A) of the General Plan is worded:
Policy 2-22(A)
Strategy:
1. Commercial development adjacent to existing residential
neighborhoods shall be designed in a manner which is not disruptive
to the adjacent residential streets.
2. Building forms shall be lowered in height and crate to respect the
scale of the adjacent residential structures.
3. Coordinated or joint development of small individual parcels is
encouraged to implement the above strategies. Where coordinated
development is infeasible, the initial developers shall present
hypothetical development schemes for the adjacent properties which
demonstrate satisfactory development forms whether the adjacent
properties are developed incrementally or jointly.
• 2. Policy 6a(2) , Paragrabh #4 of 1-GPA-80 is Amended to Read as Follows:
A hotel complex limited to a maximum of 1,000 rooms, may be located in
the Vallco Park Planning Area. The hotel development is in addition
to the building square footages listed above. The hotel will include
banquet space, conference runs, and ancillary commercial activities
common to a hotel complex. Ancillary vial activities include
restaurants, gift shops, personal services, flower shops, book stores
and similar ucco commonly located in and supporting a hotel facility.
The City shall approve the maximum floor area of ancillary commercial
space in conjunction with a future development application. The
City's decision on the amount of ancillary commercial space will be
based upon the degree to which the space supports the hotel function.
Up to 200 of the 1.000 roams may be located north of the 280 Freeway
in a hotel having limited ancillary facilities.
