Only one of the units may be non -owner occupied and the other second unit must be rendered unoccupiable, except as an accessory building as permitted by the R1, residential single family, zoning district of the City of Cupertino. 5. In that event, the second unit must be modified to conform with the accessory building provisions of the R1 Ordinance by elimination of the food preparation capability within the kitchen area including the removal of cooking units including range and ovens and disconnection of special electrical wiring and/or gas lines to service said kitchen area. 6. In lieu of eliminating the food preparation facilities, the owner of the property has the option of leaving one of the two units vacant. 7. Certification of removal of the functional food preparation facilities must be made by inspection by the City of Cupertino Building Department prior to non -owner occupancy of the property. An inspection fee will be charged to certify that the modifications have been completed. 8. If the owner elects to leave one of the units vacant, the owner must prepare a letter describing the unit and the length of time it will remain vacant. The unit must be subject to periodic inspections by the City to confirm that it is not occupied. Sanford (TreeWorld) was requested by Charles Tang to inspect, evaluate and report on trees located at 10231 Mira Vista Road, Cupertino, Calif. This report is intended to provide evidence of compliance for ordinance No. 1799 of the City Council of the City of Cupertino (privacy protection requirements) Pictures provided correspond with site map (See "Exhibit A"). The following is our findings and recommendations. Method of Evaluation 1. Record location of each tree on site map. 2. Identity each tree as to species. 3. Measure trunk diameter at point 48" above grade. 4. Evaluate tree health of the tree on a 0 - 5 scale, where 0 = poor and 5 = excellent condition. 5.
