This data is presented in the aforementioned boring log. SUBSURFACE, SOIL CONDITIONS 'fhe following soil descriptions were derived from our site reconnaissance and from the information and samples obtained from our exploratory boring. Detailed descriptions of the materials encountered in the exploratory boring are presented on the Boring l.og, Figure 2. Boring 1, located at the front yard of the existing structure, encountered 5.0 feet of very moist, soft to firm, medium brown sandy silt with gravel, followed by moist and medium dense, brown silty sand with gravel to the maximum depth explored of 13.5 feet. Soft materials were encountered in the upper 1.5 feet. No free groundwater was encountered in the exploratory boring at the time of die field study. however, fluctuations in the groundwater table are anticipated to vary with seasonal rainfall. -"his boring was backfilled on the date of excavation. SEISMIC CONSIDERATIONS r Based on our site study, it is our opinion that the primary geologic hazards affecting the site arc seismically induced ground shaking and liquefaction. The San Fr ncisco Bay Arca is rccognircd I,y Projc4t No. I554 28 April 1999 geologists and seismologists as one of the most active seismic regions in the United States. I lie significant earthquakes which occur in the Bay Area arc generally associated with crustal movements along well defined active fault zones. These fault zones include the San Andreas Fault, located approximately 3.6 miles southwest of the site, and the Monte Vista Fault, located 800 feel soutl»pest of the site. Therefore, the potential for surface fault trace rupture is considcrcd to be negligible. We anticipate the proposed developments will be subjected to moderate to high ground shaking during the lifetime of the structures. Damage resulting from earthquakes is not necessarily related directly to the distance From the Iault. More important than distance, are the foundation materials upon which structures arc to be built. If structures are not located across the trace of the fault, are located on structurally competent materials and are designed with state -of the -art seismic considerations, the probability ofcontinued usefulness after an earthquake is relatively good. LIQUEFACTION UEFACTION POTENTIAL I:VALUA'I'ION Soil liquefaction is a phenomenon in which saturated (submerged) cohesionless soils can be subjected to a temporary loss of strength due to the buildup pore water pressures, especially as a result of cyclic loadings such as induced by earthquakes. In the process, the soil acquires a mobility sufficient to permit both horizontal and vertical deformations, if not confined. Soils that are ]'lost susceptible to liquefaction are clean, loose, saturated, uniformly graded, fine sands. Based on our review of this data and the boring log, it is the opinion of WTAI that the probability of liquefaction of the silty sand with gravel underlying this site is low. DISCUSSIONS CONCLUSIONS AND RECOMMENDATIONS GENERAL CONS 11)ERATIONS 1. Based on the results of our investigation, WTAi concludes that the subject site is geotechnically suitable for the proposed single family residential developments. 'i'he proposed building can be A constructed provided the recommendations presented in this report are incorporated into the project plans and specifications. 2. It is recommended that WTAI be given the opportunity to review the grading and lot"'Ll lion plans and specifications so that comments can be made regarding the interpretation and implementation of our geotechnical recommendations in the design and specifications. 3. It is further recommended that WTAI be retained for testing and observation during grading :rod foundation construction phases to help determine that the design requirements are fulliIled. Any work related to the grading and/or foundation operations perfirrmal without the direct observation of WTAI will cause the recommendations of this report to be invalid. SITE PREPARATION AND GRADING 5. Prior to grading, the proposed structure and pavement areas should be cleared of al I obstructions and deleterious materials. After clearing, these areas should be stripped ofall organic topsoil. It is estimated that stripping depths of 4 to 6 inches may be necessary. I lowever, final stripping depths should be determined by WTAI in the field. The predominantly organic material from the stripping should be removed from the site. Materials generated from the excavation may be used as engineered fill with the approval of WTAI provided they are not contaminated by debris. 6. After completion of the stripping, the top 8 inches of exposed native ground should he scarf lied. After scarifying, it should be watered or aerated as necessary to bring the soils to a moisture content to 2 percent above the optimum moisture amount. The subgrade should then be uniformly recompacted to a minimum degree of relative compaction of 90 percent of the maximum dry density as determined by ASTM D 1557-91 Laboratory "rest Procedure. 7. Following recompaction of the native subgrade soils, the site may be filled to the desired finished grade using suitable on -site native soil. All fills should be placed in lifts not exceeding 8 inches in uncompacted thickness and compacted to the abovementioned compaction requirements. All soils disclosed during our investigation, except those within the top lew inches of organically contaminated material, will be suitable for use as engineered fill. FOUNDATION 8. The proposed single family building can be satisfactorily supported on a spread footing foundation system provided that the site is prepared as previously recommended. 9. 'I'he site is located in '!_one 4 and seismic source type A according to 1997 version of the Unilirrm 13uildingCode (UI3C). A soil profile type S,i ('fable 16-J of 1997 UBC) should be utilized fir design the structures. 10. 'file footings should be designed for allowable hearing pressures of 1.800 p.s.f. clue to dead loads, 2,300 p.s.f. due to dead loads plus design live loads, and 2,700 p.s.l'. due to all loads wwhich include wind or seismic forces. The bottom of the footings should be founded at least 18 inches below the lowest adjacent pad grade (trench depth). Footings should be reinforced using a minimum of one No. 4 bar at the top and one No. 4 bar at the bottom. Additional reinforcement will be determined by the Structural Engineer. 11. The available resistance to lateral loads when utilizing spread footing is limited to sliding r resistance along the base of the footing. Sliding resistance between the base of the tooting and the underlying soil may be taken as a friction value of0.30. • Project No. 1554 28 April 1999 SLAB ON GRADE 12. To reduce the potential cracking of the concrete slab. the following recommendations are made: a. Due to the existing upper 18-inches of soli, the upper 12 inches of' subgrade should be overexcavated and replaced with engineered fill. The lilt should be compacted according to the recommendations provided in Itch G of this report. b. Slab -on -grade should be underlain by at least four inches of granular material such as 3/4 inch clean crushed rock act as a cushion and capillary break between the subsoil and the slab. C. The concrete slab should not be doweled into the perimeter foundation and should be structurally reinforced using at least No. 4 bars at 18-inch on -centers to reduce cracking. Additional reinforcement should be as specified by the Structural Engineer. d. Slabs at garage dooropenings should be constructed with a thickened edgeextending a minimum of 8 inches into the native ground or compacted fill. GENERAL CONSTRUCTION REQUIREMENTS 13. All grading must be adjusted to provide positive drainage away from the structure to prevent ponding of water in or near the building. 14. Roof drainage should be collected by a system of gutters and downspouts and discharged by adequate piping to carry storm water away from the structures. 15. Flower beds and planting areas should not be constructed along the building perimeter. II'111ey are constructed, it is recommended that drought resistant foliage requiring minimal irrigation he installed. 16. All trench backfill in driveway area and under the structures should be compacted to at Icast 90% relative compaction. Where the utility lines pass through the pavement areas, the top G inches of the subgrade should be compacted to 95—o. 17. Backfill of utility trenches extending under the building area should be properly compacted to ensure against water migration underneath the structure. LIMITATIONS AND UNIFORMITY OF CONDITIONS 18.
