General Notes
1. The project is the construction of a new tenant space in an
existing shell; including exterior remodeling'interior con—
struction and finishes, new bathroom facilities, and modifi—
cations to the existing mechanical and electrical services.
2. Demolition
a) Contractor shall provide services for the demoliton of
the existing space shown on plan (new V.I.P. Video store
and future tenant space.)
b) Contractor shall remove the walls indicated on plan and
all soffits, finishes, plumbing, mechanical, electrical,
etc. as required prior to new construction.
c) Contractor shall cap all existing plumbing in the wall
space. All floor drains shall be capped prior to leveling
floor.
d) ,Contractor shall remove existing spray on acoustic ceiling,
for application of new finishes.
e) Contractor shall thoroughly clean all existing painted
gypsum board for spplication•,of new finishes.
3. Contractor shall patch and fill concrete floor as required to
provide a level surface throughout entire space.
4. All work shall conform to applicable codes and regulations and
be executed according to the best standards of the industry.
5. Contractor shall familiarize himself with all conditions of the
project and be responsible for all work required to complete
the project even if not specifically mentioned on drawings.
6. Contractor shall verify all conditions, details and dimensions
at the job site and notify the owner of any discrepencies prior
to commencing work.
7. It is intended that all materials, finishes, and details match
existing construction unless mentioned otherwise.

8. Contractor may substitute for products specified herein only
with the expressed approval of the owner.
9. Contractor shall patch all existing walls as required, apply
skip trowel texture and paint.
10. Contractor shall thoroughly clean tenant space and other areas
of the building affected by the construction of the tenant space.
11. Contractor shall remove all associated construction debris from
the premises.
12. Finishes
a) All colors shall be provided by architect.
b) Contractor shall provide samples for approval by
architect.
Floors
Carpet shall have an allowance of $12.00 per yard for materials
for a padded installation. Color and type by architect.
Walls & Ceiling
All walls and ceiling to receive a light skip trowel
texture and 2 coats (or as requied to cover) flat latex
paint, except at toilet room which receives semi—gloss
enamel.
Trim
All wood trim shall receive semi-gloss enamel paint.
13. Electrical
a) Contractor to provide any and all additional information,
drawings, details, calculations, etc. as required for
electrical permit and execution as generally shown.
b) Contractor shall size and install new panel board,
power runs, outlets, switches, light fixtures, etc. and
complete the work according to the best standards of
the industry.
c) Panel board shall be located in store room.
14. Mechanical H N.A.C.
a) Contractor shall verify existing conditions and design,
furnish, and install a modified heating, ventilating and
air conditioning system.
b) Contractor shall provide any and all additional drawings,
details, calculations, etc. as required for permits and
installation.
15. Plumbing
a) Contractor shall provide and install new plumbing
fixtures, and all piping and venting as required
for the new facility.
b) Contractor shall provide any and all additional drawings,
details, etc. as required for permits and execution of
the work as shown.
