(Note: If PG&E requires something out of the ordinary, I might need to get an extra – They’ve done

Circling back to this –
Thank you for providing your quote. We finally received confirmation from AT&T that only one
anchor easement is required at 10178 Orange Ave. The one at 21762 Lomita Ave is no longer
needed. I will prepare a service order ASAP for $2,500 for the one easement (no other public
utility companies need to review).
In the meantime, please see attached for the title guarantee report for 10178 Orange Ave and a
PDF of the same AT&T drawing we shared with you at our meeting. AT&T has also confirmed the
dimensions of the proposed 5’x6’ easement (see the pink markup in the screenshot below).
When do you think you could provide me with a draft of the plat & legal description for the new
anchor easement?

Hello Jennifer and Chad,
Okay, so I see what is going on with the two different easements for which you asked that I give
you a cost estimate ,in order to prepare the required Legal Descriptions and Plats.
The first one, (on the left side of the sheet), is over 10178 Orange Avenue, (APN 357-15-011).
This lot does not appear to be shown upon a record map.
(So, I will definitely need a Condition of Land Title Report for the boundary.)
Please note that this property appears, (from the APN map see attached APN 357-15.pdf), to
have a 20-foot half-width RoW on Lomita Avenue.
(The sketch is shown correctly, based on the APN map.)
The Second one, (on the right side of the sheet), is over 21762 Lomita Avenue, (APN 35718-039).
This lot does not appear to be shown upon a record map as well.
(So, again, I will definitely need a Condition of Land Title Report for the boundary.)
Please note that this property appears, (from the APN map see attached APN 357-18.pdf), to
have a 15-foot half-width RoW on Orange Avenue.
(And again, the sketch appears to be shown correctly based on the APN map.)
(FYI – I was hoping to find that these lots were shown, in their entirety, upon a record map, so I
could save you the cost of ordering Condition of Land Title Reports.
But alas, unless something that is not showing up on the County Records turns up, you’re stuck
ordering both of them.)
PS You might want to consider getting Street Dedications for both parcels.
5’ on Lomita for APN 357-15-011, and 5 or 10 feet on Orange Avenue.
And 10’ on Orange Avenue for ANP 357-18-039, (and luckily Lomita does not need any additional
dedication, as it has a 30-foot half-width).
So, my cost estimate would be: $2,500 each, unless PG&E (or Pac Bell) needs to review these.
If so, and if PG&E needs to review these, then the cost goes up to $3,000 each.
(PG&E tends to be very picky about their legal descriptions and plats, based on past experience.)

to sign.
