All that real property situated in the City of Cupertino, County of Santa Clara, State of
California, being a portion of that parcel of land as described in that certain Grant Deed recorded
March 02, 2023 as Document Number 25444076, Official Records of Santa Clara County, State
of California, more particularly described as follows:
BEGINNING at the Northwesterly corner of said parcel of land; thence along the Northerly
line of said parcel of land, North 89°53'30" East, 8.00 feet to a line parallel with, distant 8.00 feet
Easterly, measured at right angles from the Easterly line of Bianchi Way as shown on that certain
Record of Survey, filed March 27, 2006 in Book 798 of Maps, at Page 44, in the Office of the
County Recorder of Santa Clara County, State of California; thence along said parallel line, South
00°03'40" East, 107.00 feet to the Southerly line of said parcel of land; thence along last said line,
