IS In the event that the applicant or subsequent property owner shall desire to make any mirror c3-angess, alterations or amendment of the approved development plan, a written request or revised development plan shall be submitted to the Director of Community Development. If the Director makes a finding that the changes are minor and do not result in a material affect upon the appearance or function of the project, said changes may be certified on the revised plan. If approval of said changes is withheld, the applicant may appeal to the Planning commission. If the Direct -.or finds that the requested changes are material, such changes shall be referred to the Planning Commission far approval. PROPERTY USE C3NSiRAINIS The subject use permit authorizes operation of a financial services office use within an 2,190 sq. ft. area of the building. 675 sq.ft. of the rear portion of the building shall be removed prior to occupying the building. No more than two office spaces are permitted in an 852 sq. ft. area. storage is permitted in the remaining 1,338 sq. ft. area. Electricity to storage areas shall be for lights only, no wall outlets are permitted. Storage areas shall not have carpeting. All existing interior walls and partitions other than far offices shall be removed. The storage area may not be partitioned into separate rocas. Business operations involving frequent delivery truck trips to and from the site are prohibited. The interior stairs leading to the loft shall be removed. The loft area shall not be used for storage. The maximum number of on -site employees is two. Intensifying the office use may be considered if reciprocal ingress/egress easement is granted by the owners of the Monta Vista Inn to the rear portion of the lot and additional parking spaces are provided. The Conmmittee shall evaluate the paint color and the possible addition of fenestration detailing on the south elevation to reinforce the building's context with the Monta Vista Design Guidelines. The final landscape plan shall incorporate planking at the front of the building, plants with a vertical growth habit along the east building wall, adequate landscaping along the rear property line to screen the use from adjoining residential properties, and provision of landscaping within the corner planting strip between the Peninsula Boulevard abandonment area. Said landscape improvements shall o:mply with the Xeriscape Guidelines. The property warmer shall be responsible to obtain all necessary encroachment permits from agencies with jurisdiction.
