FINDINGS:
The Architectural and Site Approval C==ittee finds as follows with regard
to this application:
1) That the precise landscaping plan is in confor:rance with the Xeriscape
Guidelines.
2) That the pylon and sign are in keeping with the character of the golf
course and the surrounding area.
CONDITIONS:
1-8) Standard Architectural and Site Approval Committee conditions to the
extent that they do not conflict with the special conditions listed
herein. In the event of conflict, the specific conditions listed
herein shall prevail.
9) The approval is based upon sign elevation revised February 10, 1992,
plans 1 and 2 revised February 10, 1992, landscape and irrigation
plans (2 sheets) dated January 10, 1992, and Xeriscape certification
(4 pages) dated January 23, 1992, except as may be amended by
conditions enumerated herein.
lo) The liquidamber trees are encouraged to be replaced because of their
evasive roots. Replacement trees shall be subject to staff review and
approval.

Zhis letter confirms the decision of the Cupertino Planning Commission, given
at its regular meeting of December 9, 1991 to approve the subject application
according to the findings and conditions specified in the enclosed copy of
Planning Commission Resolution No. 4386.
Please note these conditions carefully. Subsequent submittal of materials for
building permits or other entitlements will be checked for compliance with the
conditions listed in the Resolution; discrepancies may result in processing
delays.
She following issues were brought up by a concerned citizen during the public
hearing regarding certain activities at the golf course:
1. the noise caused by the fairway being mowed at 4:30 AM.
2. The public address system is being used between 5:30 AM and 8:30 PM.
3. Ongoing mechanical equipment noise.
The hours of use are not regulated by the City of Cupertino Municipal Code, but
a Code Fhforcement Officer will visit the site to measure the noise levels
created by all devices to assure conformance with the Noise Ordinance. we
appreciate your willingness in working with the neighbors and the City of
Cupertino to help address these issues. Please contact our office if you have

IN PARCH SPACES FROM 106 TO 124 SPACES
SECTION I• FINDINGS
VEDUAS, the Planning Conmussion of the City of Cupertino received an
application for a Use Permit, as described on Page 1 of this Resolution; and
w mnms, the applicant has met the burden of proof required to support said
application; and
WHEREAS, the Planning Commission made the following findings:
a) The expansion of the parking lot is only to meet the existing parking
demand.
b) The parking lot will be improved aesthetically by the addition of
landscaping and the reconfiguration of the parking stalls.
c) The entry drive width is less than the city standard but acceptable
to the City Engineer because vehicles are only 6 feet wide.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other
evidence submitted in this matter, the application for Use Permit is hereby
reoommended for approval; and
That the suboonclusions upon which the findings and conditions specified in
this Resolution are based and contained in the Public Hearing record concerning
Application 12-U-91 as set forth in the Minutes of the Planning C=nission
Meeting of December 9, 1991, and are incorporated by reference as though fully
set forth herein.

2. MODIFICATION OF APPROVED DF<appm Tlr PLAN
In the event that the applicant or subsequent property anier shall desire
to make any minor changes, alterations or amendment of the approved
development plan, a written request or revised development plan shall be
submitted to the Director of Community Development. If the Director makes
a finding that the changes are minor and do not result in a material
affect upon the appearance or function of the project, said changes may be
certified on the revised plan. If approval of said changes is withheld,
the applicant nay appeal to the Planning Commission.
If the director finds that the requested changes are material, such changes
shall be referred to the Planning Commission for approval. If the changes
are denied by the Planning C=nission, the applicant may appeal to the City
Council as provided in City ordinance No. 6652.
3. HANDICAPPED PARKING
The required number of handicapped parking spaces is 4, per section 7102 of
the California Accessibility Standards.
4. LANDSCAPING
The applicant shall submit a comprehensive landscaping plan for
Architectural and site Committee approval. said plan shall be in
conformance with Xeriscape guidelines. Any subsequent planting, once the
plan has been approved, should be limited to the planting of trees per
Ordinance7$8387. All existing speciman trees shall remain.
5. ENTRY PYLONS/PAVERS
The design, color, and any signs that would appear on the pylons require
Architectural and site Committee approval.

6. ENTRY PYLONS
The placement of the entry pylons and pavers is subject to approval by the
Public Works Department. Special concerns include the placement with
regard to the property line and easements.
