APPLICATION ASAC 7-U-87 - TERRY BROWN - REQUEST FOR REVIEW
AND APPROVAL TO MODIFY A PRECISE DEVELOPMENT PLAN FOR
THE LANDSCAPING OF A RETAINING WALL ON MCCLELLAN ROAD
OPPOSITE MIRA VISTA ROAD
At their regular meeting of December 7, 1992, the City Council approved your application per
Architectural and Site Approval Committee Resolution No. 7909 with the following
conditions:
1-8) Standard Architectural and Site Approval Committee conditions to the extent that
they do not conflict with the special conditions listed herein. In the event of
conflict, the specific conditions listed herein shall prevail.
9) The approval is based upon Sheet LI dated September 9, 1988, and the
architectural plan set of August 22, 1988, Application ASAC 7-U-87, except as
may be amended by conditions enumerated herein.
10) Final selection of ground cover for the elongation of Lot 7 and for the sloped area
between the criblock and redwood retaining walls shall be subject to staff approval
to ensure case of maintenance and to discourage trespass.
11) The proposed Tristania Laurina shall be modified to a tree with a faster growth
habit. The proposed Fan Palms shall be changed to a species more common to the
Stevens Creek riparian environment, subject to staff approval. The remainder of
the landscape palette shall be subject to minor adjustment by staff at the building
permit level.
12) Trailing vine materials shall be placed within each structural section of the criblock
wall, rather than at the top only, in order to promote more rapid concealment of
the wall surface.
13) The front yard treatment for Lot I shall be modified to include a sidewalk linkage
to the existing trail easement, as required in Condition 19(B)(2) of T-U-87.
14) Sheet L-I shall be modified at the building permit stage to reflect retention of the
Eucalyptus and Pepper specimens on the downslope area of Lot 1. Said trees shall
be protected from physical damage during construction and shall be subject to
maintenance actions as described in the consulting horticulturist's report of April
15, 1987.
15) Prior to issuance of construction permits, the developer shall demonstrate to staff •
adequate irrigation and drainage for the proposed criblock wall. The intent is to
ensure that vegetation planted in the wall receives sufficient water without
undermining the wall's foundation.

APPROVING A MODIFICATION TO A PRECISE DEVELOPMENT PLAN FOR LANDSCAPING OF A CRIB
LOCK WALL ON McCLELLAN ROAD.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with regard to this application:
1) That the proposed landscaping plan will cover the wall sufficiently and will use less water, pursuant to the
conditions enumerated herein.
CONDITIONS:
1) The applicant shall obtain second opinion from a registered landscape architect, approved by staff, to determine
the most appropriate landscaping for the wall which will meet die original intent of covering the wall in the
shortest period of time.
2) This application shall be reviewed in one year to assess the success of the planting.
3) Strings shall be strung vertically along the wall to help the vines grow up the wall. The plants at the bottom and
top of the wall shall be fertilized and watered on a regular basis to promote their growth.
