Mr. Coughey explained that the Pm Brothers Homeowners Association was
planning to change the colors of the condominiums. Mr. Caughey
presented the proposed color palette.
DECISION -
BY UNANIMOUS VOTE, THE COMMITTEE APPROVED THE PROPOSED CCLC:Z
PALETTE PER THE SUBMITTED COLOR BOARD AND ROOF TILE SAMPLES.

ITEM 5) -93 (AMENDED) -- GRE GORY GRO S RANCH)
Requesting approval of a architectural plans for a corporation yard and
recreation building and approval of a comprehensive landscape plan for a
residential planned development project. Project generally located on the
south side of Rainbow Drive between Upland Way and .the Southern Pacific
Railroad rlght-of-way.

Mr. Erickson outlined the scope of the application for the Committee. 'Mr.
Tsudo summoraed the issues as follows:
1. Relocation of the community gardens to the eastern property line
2. Deletion at the pedestrian path and supplemental landscaping within the
nparlon corridor
3. Dete%)n of the berm and sound wav along the eastern property line.
Sound mitigation measures were specifically mentioned in the
Envirorunentoi impost Report certification.

Member Gong had no concerns with the recreation building or the i
corporation yord. He was concerned about the landscape treatment along
the roikood tracks. Mr. Erickson explained that a, block vinyl chain link fence
was proposed. The beetling hod been deleted, He stated that berming
would eliminate much area that could be used for the community gardens.
Addressing the riparian corridor issue. Mr. Erickson was willing to install the
suppiementat kmdscaping and pedestrian path within the corridor if the
Committee felt it was necessary. He preferred to leave the corridor in Its
natural state. In response to Member Baca. Mr. Erickson ctorifled the location
and orientation of the recreation building.
Member Mann fact that the riparian corridor path was unnecessary. She
supported the retention of the sound mitigation devices along the eastern
property line. She also fount; the architectural designs to be attractive.
Member Gong supported' a condition requiring the applicant to\_remove
debris and deadwood from the npodon corridor. \.
