BACKGROUND Description of Proposal i- As a part of the final design of the three and four story structures, changes have been proposed to the site, architecture, height and air vent locations. - As provided by Condition 17 of the approved use permit, these changes were reviewed by the Planning Commission on September 26, 1983. - See staff report of September 22, 1983 for details. Major Issues - Public comments - None - Applicant • - In addition to screening roof top equipment, an elevator equipment room projecting approximately 4 it. above the roof screen was proposed by the applicant and not approved by the Planning Commission. The applicant proposes to discuss this issue at the Monday evening meeting. FECCMMENDATION - The following changes are recommended to the Council by the Planning Commission. - Change in exterior structure to brick veneer. - Minor site design changes rml ative to parking lot design. - Required air vents to L located awn; From driveway access to site, preferably to the re_ -r •:!+ th:a property. - A maximum 4 ft. roof screen to be of tf-e same material as the sxterior of the building to __r?en roof top i?quipment. Underground parking areas shall be separated from each other by four- (4) hour construction with three- (3) hour opening protection on both sides of the property line. These properties shall be tied together or communicating openings at property line cannot be permitted. 2. Each parking area shall have independent pedestrian access and exits. 3. All buildings shall be provided with sprinklers, standpipes, and other life • safety devices as approved by the Central Fire Protection District. 4. Three (3) fire hydrants will be required. The water supply on both Stevens Creek and De Anza Boulevards is inadequate for a project of this size. 5. The Central Fire Protection District would oppose the use of atrium in high- rise buildings. 6. The developer should participate in a program which will enhance the fire defenses of the city with a goal of obtaining the objective as outlined in our letter of 19 April 1982 to Bob Cowan, Cupertino Planning Department. 7. The parking structure roof shall be designed to accept several pieces of fire apparatus such as when staging occurs. 8. Any changes in the parking lot traffic pattern shall be approved by the Central Fire Protection District. This will preclude exclusion from the structure at future changes. 9. Fire department accessways should be 25 feet in width. 10. Provide a fire control command room on the first floor at a location approved by the Central Fire Protection District.
