Architectural and Site Approval Committee. Additionally, all window

utilize good quality construction practices and installation including
the sealing of doors9 windows, and frames and casings to ensure that

detailed building plans and monitor the construction practices to
ensure the recommendations. of the noise report and above measures have
been complied with.
18. The compact parking stalls shall be limited to no more than 20% of the
total parking spaces and shall be distributed throughout the site so as
to not unduly limit the parking options for a portion of the project or
group of buildings°
19 The building at the corner of Stevens Creek Boulevard and Portal Avenue
shall be set back a minimum of 75 f t o from the curb on Stevens Creek-

20(® The applicant shall provide for solar -assisted hot water heating
systems to serve all of the units in the subject development.
Placement of the solar collector panels shall be demonstrated to
the'Architectural and Site .approval Committee and shall be subject
to the review and approval of the Chief Building Inspector. Build-
ings which are palrtially,szLaded or not ideally located with respect
to sun angles shall either ne accommodated through the use of panels
on adjacent buildings ox slightly modified roof design.
21. The applicantis l ndscaping plan submitted to the Architectural
and Site Approvals Committee shall provide for maturespecimen
trees (24 -inch box: or greater),. and/or mature shrubs which shall
be planted along the southerly and westerly property lines to screen
the subject property from tie adjoining single-family homes to the
south, as needed. Said plant materials shall be reviewed by the
Central Fire Protection District to ensure that they will'not'inhibit
use of the emergency access lanes

All applicable subsection -s of Section 1305 and 1306 of the R1C Ordinance
(Ordinance No. 664) rewarding street improvement requirements and coven-
ants shall apply to the subject development° The applicant shall be
required to install street improvements along the entire frontage
of Stevens Creek Boulevard and Portal Avenue and install a landscap-
ing or architectural residential gateway treatment to be located
on Portal Avenue in close proximity to the southerlymost property
linea' The applicant shall be>responsible for installation of the
entire gateway® The gateway design shall be subject to the review
and approval of the Architectural and Site Approval Committee and the
Director of Public Works.
