ONDITIONSo1-14a Standard Conditions to the extent that they do not conf li t with the special conditions enumerated herein In the event a conflict does exist the special conditions enumerated herein shall apply. 15. The approval `` is based` upon Exhibits A, B, C and D of 'Application IS -U-79 as may be amended by additional conditions contained herein: _ o 16. The applicant: shall provide a tree preservation plan prepared by a registered land cape architect or other suitable professional exam fining the relationship of the proposed construction activity to the existing on-site trees. Said report shall include detailed recom- mendations and �rovisions.to ensure the preservation of said trees during and afte construction© The report shall be reviewed by the Architectural a d Site Approval Committee. 17. Prior to issuance of building permits, ,the applicants shall demonstrate that a..covenant establishing reciprocal ingress/egress and parking r easements have een _recorded by and between - the subject property and the .adjoining Pacific Valley Bank parcel. Said covenant shall be re - against loth of the above mentioned parcels and shall'be subject to the review and approval of the City Attorney, 18. The covenant shall be worded in a manner to suggest that the future purchaser of properties within the trip constraint areas consult the City files, conceptural zoning file and individual use permit files to obtain an up-to—date status report of the total number of trips allocated to each particular parcel.
