OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
. APPROVING A USE PERMIT TO PERMIT THE RECONSTRUCTION
AND EXPANSION OF THE CITY CORPORATION YARD TO CONTAIN
APPROXIMATELY 38,000 SQ. FT. OF FLOOR AREA WITH
ANCILLARY STORAGE YARD FACILITY IN A BA (PUBLIC
BUILDINGS) ZONING DISTRICT

LOCATION: West side of Mary Ave. south of Interstate Route 280 and east
of State Route 85
CONDITIONS AND FURTHER FINDINGS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does exist,
the special conditions as enumerated herein shall apply.
15. That approval is based upon Exhibit A of Application 21-U-76, as may be
amended by additional conditions contained herein.
16. Air compressors, lawn mowers and small gasoline fueled equipment shall
be confined to the central area between maintenance shops and the trans-
fer station while testing or servicing such.equipment.
17. The Master Site Plan shall be revised to reflect a minimum landscape
setback distance of 20 feet from the east property line of the site
fronting on Mary Avenue. Each end of the landscape setback area between
the two curb cuts serving the employee parking lot shall extend westward
a distance appropriate to screen parked vehicles in this locale. Said
distance shall be established as per review by the Architectural and Site
Approval Committee.
' 18. The grade level of the employee parking area shall be set approximately
three (3) feet lower than the existing grade level of the sidewalk on
the west side of Mary Avenue.
19. The Architectural and Site Approval Committee shall review the urban
design techniques outlined in the draft Environmental Impact Report
with specific attention to the use of landscaping materials and masonry
walls as design tools to minimize audio and visual impacts into adjoin-
ing properties from the Corporation Yard site. Particular attention
should be given to. the equipment parking and open storage section.
