CONDITIONS: •
l. The conditions set forth in Planning Commissicn Resolution No, 919
shall apply to the extent that they do not ccr.�lict with the con-
ditions enumerated herein. In the event a conzlict does exist the
conditions enumerated herein shall apply. �
2. The total area of individual lots plus common area usable for re-
creational �urpos2s, but excluding comrnon area for parking and traffic,
in squar.e feet, shall be at least 7900 times the nunber of dwelling
units. The number of dwelling units shall not exceed two hLndred
and'eleven (211).

3. All buildings, fences, streets and o�her roadwa_y�s, parking areas,
landscaping and other facilities or features sha11 be located sub-
stantially as sho�an on the development plan labeled "Exhibit A-
lst. Revision". ���
4. Off-street vehicular parking s'nall be provided based on 4.4 spaces
per dwelling unit, including driveway parking.
5. Emergency vehicular access shall be provided fron the main entrance
to the cul-de-sac under the n.G. & E. easement in a manner as
approved,by the Central Fire District.
6. No more than 30% of the units abutting the east and south property
lines sha11 be over one story in height nor shall more than two (2)
story units be placed side by side. �
7. The final.grading plans shall be subject to review by the Arch-
itectural and Site Approval Committee.

UNDERGROUND THE P. G. & E. TRANSMISSION LINE PARALLELING
THE NORTHERLY SIDE OF STEVENS CREEK BOULEVARD IN CON-
