CONDITIONS:
1-12. Standard Conditions to the exter�t that they do nQt conflict
with the special conditions erumerated herein, In the
event that a conflict does exist the special conditions
as enumerated herein shall appl�e
13. The use permit is granted for the land as described in
the application and any attachments triereto, and as shown
on the plot plan submitted l�,beled Exhibit A.
l�l-. The "future building" loc.ated adjacent to the westerly
property line, as indicated on Exhibit A, is not approved.
Said building shall be relocated in a mar�n.er complying
with the 50-ft setback as required by the Light Industrial
Ordinance.
15. The existing billboard shall be removed.
16. Detailed landscaping plans of the larldscaped area adjacent
to Stevens Creek Boulevard, as well as the proposed fence
adjacent to the railroad r.ight-of-way, shall be submitted
to the Architectural and Site Approval Committee for•
review and approval.
17. The vehicular driveway indicated on the plot plan submitted
labeled Exhibit A shall be paved in accordance with City
standards. Said paving shall be installed within a 60-day
period after the approval of this use permit.
18. The required landscaping as approved by the Architectural
and Site Approval Committee shall be installed within
thirty (�0) days after approval of the Architectural and
Site Approval Committee's action by the City Council.
Said landscaping shall be maintained at all times.

RESO.LUTION OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
GRANTING A USE PERMIT
WHEREAS the Planning Commission of the City of Cupertino
received an application for a USE PERMIT,as stated on Page
2; and
WHEREAS the applicant has met the burden of proof required
tc support said application; and
Whereas the Planning Commission finds that the application
meets the following requirements;
a. Encourages the most appropriate use of land,
b. Conserves and stabilizes the value of property,
c. Provides for adequate open space for light and air,
d. Permits adequate control of fires,
e. Promotes the health, safety and public welfare,
f. Provides for the orderly development of the City, and
g. Is advantageous to the property and improvements in
the zoning district and neighborhood in which the
property is located;
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits and
other evidence submitted in this matter, the application for
the USF PERMIT be, and the same is hereby granted, subject to
the conditions stated on Page 2; and
BE IT FURTHER RESOLVED:
That the aforementioned findings be approved and adopted, and
that the Secretary be, and s� hereby directed to notify the
parties affected by this decision.

CONDITIONS (continued):
19. A 25-foot landscaped buffer strip, as appr�ved by the
Architectural and Site Approval Committee, shall be
installed along the westerly property line adjacent to
the residential area within thirty (30) days after
approval of the Architeetural ar�d Sit� Approval
Committee's action by the City Cour�cil. Said land-
scaping shall be maintained at all times.
20. Failure to comply with the conditions enumerated
herein shall be deemed a violation of the Use Permit,
and the Planning Commission may, as provided in
Section 5 of Ordinance No. 002(a), revoke said permit.

meeting of the Planning Commission of the City of Cupertino,
State of California, by the following roll call vote:
