1-12. Standard Conditions
13. In the event the realignment of Mary Avenue is realized the appropriate
dedications shall be made by the developer as required by the City of
Cupertino. The developer shall be responsible for the installation of
the normal city improvements based upon existing alignment of Mary
Avenue. The extra work necessary to accomplish the realignment shall
be by others.
14. Driveway access to Stevens Creek Boulevard and Mary Avenue shall be
subject to the approval of the Director of Public Works. The City
reserves the right to require modification and channelization of the
driveway locations if future traffic conditions warrant.
15. Removal of mature trees (12 inches in diameter or more) shall be sub-
ject to the approval of the Planning Director and the Architectural
and Site Approval Committee.

16 Removal of mature trees (12 inches or more in diameter) shall be subject
to the approval of the Architectural and Site Approval Committee.
® 17 Shops having a single entrance to the interior garden court shall not
be located farther than 40 feet from the ends of the buildings, as
shown on Exhibit C, lst Revision or as an alternative access shall be
provided to allow emergency vehicles to enter said garden court.

TO THE ARCHITECTURAL r11ti'D SITE APPROVAL COMMITTEE
CONCERNING DEVELOPMENT AIVD APPROVAL OF PLANS FOR '
THE OAKS.SHOPPIIvG CENTER.
The Planning Commission at its meeting of August 27, 1973, approved
a use permit for the construction of three theaters within the
Oaks Shopping Center located at the intersection of Mary Avenue and
Stevens Creek Boulevard. � '
The Commission takes this opportunity to express to the Architectural
� and Site Approval Committee its concern relative to future signing
of the project and suggests that when considering signs that
consideration be given to adjoining developments such as De Anza
College in determining the type of signing appropriate for the
subject shopping center.
In addition, the Commission further suggests that the Architectural
and Site Approval Committee give consideration to appropriate
bicycle parking facilities within the project and suggests that a
network of bicycle pathways be provided as a part of the project
in a manner that would separate them from vehicular roadways. '
