RECOMMENDING APPROVAL OF PRECISE LANDSCAPING, LIGHTING, FENCING, SIDEWALK,
AND SIGNAGE PLAN FORA 147 UNIT 'IOWNHOME DEVELOPMENT

FINDINGS
1) This approval meets the requirements of Condition 38 of 10-U-89 for
Phase I.
2) The landscaping is in general conformance with the proposed xeriscape
guidelines.
3) The sidewalks, lighting, and fencing is in conformance with applicable
city standards.
4) The signage is in conformance with Title 17 of the Cupertino Municipal
Code.
CONDITIONS:
1-8) Standard Architectural and Site Approval Committee conditions to the
extent that they do not conflict with the special conditions list'
herein. In the event of conflict, the specific conditions listPd
herein shall prevail.
9) The approval is based on Exhibits L1 through L6 dated November 7,
1989, L1 through 15, L10 through 114, 117 through 119, and L26 dated
March 30, 1990, 115, 116, 120, L21, and 128, dated April 23, 1990,
street lighting detail dated April 23, 1990, and material and color
board dated April 17, 1989, except as may be amended by the
conditions contained herein.
10) Prior to issuance of building permits, the landscape plans shall be
certified by a registered landscapearchitect for conformance to the
eg
xeriscape guidelines.
11) The location of the sidewalk and landscaping along North DeAnza
Boulevard shall be modified to make a smoother transition where the
sidewalk meets the curb while attempting to maintain a 10 ft.
sidewalk setback as far as possible.

12) The soundwalls and project walls will be painted a cream color to
match that of the overall development. The privacy fences shall be
painted to match the individual units. The fences adjacent to the
recreation and lawn area shall be constructed of wood and painted
white.
13) The street lighting shall be located as indicated on Sheet L1 dated
march 30, 1990 and shall be 70 watt, dome style lighting fixture as
indicated on the street lighting detail.
14) The signage shall consist of two signs, one monument sign located on
the southwest corner of Homestead Road and Blue Jay Drive, and the
other an entry sign located in the landscape median at the entry off
Blue Jay Drive (Sheet S1) . The lettering shall be 12 inches high,
bronze letters with script typography.
15) The colors for the monument sign shall be desert sand framing,
aquamarine tile work, and terra cotta wall fountain. The entry sign
shall be painted a light and dark beige as indicated on Sheet S1.
