DISCUSSION:
A. The Sign Ordinance does not allow permanent,�signs to be located off the site that they
identify. Applicant proposes an 18 square foot'mohument sign as shown on Exhibits F-2 and
A-2. The sign will identify a Tandem, building located„at 18922 Forge Drive (Building 216).
The site on which the sign will be `,lo'cated (s also uiilized by Tandem. The enclosed staff
exhibit shows the location of the.siign in reiatioh`f 118922 Forge Drive.
B. Applicant's letter of justification states that. Building 216 is setback far from Tantau Avenue
with limited visibility. Further, Forge Avenue in general is difficult to locate.

C. ASAC had no concerns with the application and it was approved on the consent calendar.
The Committee made findings that the sign will facilitate convenience in locating the site,
consistent with the intent of the Sign Ordinance. The sign design, in addition, is consistent
with the overall sign program for the rest of the Tandem "campus."
RECOMMENDATION:
The Architectural and Site Approval Committee recommends approval of Application ASAC
51,763.1 per the findings and conditions specified within Resolution 1347.

Applicant requests approval of a final landscape plan for a previously approved mixed use
complex.
DISCUSSION:
A. Proposed landscape plans for the office%park site and parking lot are shown on Exhibits L-1
and L-2, respectively. Conditions oUthe use permityequire,approval of a landscape plan for all
public street frontages. The su,b'mitted p,,Ians do! not address frontage landscaping for the
hotel site and for the De Anza Bouievard frontage near Cali Avenue (see Sheet A-9).
® Accordingly, ASAC has placed the following conditions on the project:
1. Condition 10 endorses Exhibit C-2 1 sti Revision as the approved landscape concept for
the hotel frontage. The exhibit was previously approved during the use permit phase.
2. Condition 11 requires the De Anza/Cali frontage to match the treatment depicted on
Exhibit L-2.
B. The monolithic sidewalk shown around the park on Exhibit L-1 is incorrect. A condition
requires a parkway sidewalk as shown on Exhibit L-3.
C. The conceptual landscape plan included a landscape strip along the southern edge of the
surface parking area. This has been deleted on the final plans. ASAC determined that
sufficient landscaping exists on the adjacent properties to provide screening.
RECOMMENDATION:
Committee member s were very supportive of the application. The Committee's concerns have
been addressed through conditions of approval. ASAC recommends approval of the final
landscape plan per the findings and conditions specified within ASAC Resolution No. 1346.
