• SUMMARY MINUTES OF THE REGULAR MEETING OF THE ARCHITECTURAL AND
SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO FOR MAY 22, 1989.
MEETING HELD IN CONFERENCE ROOM A, CITY HALL, AT 10300 TORRE AVENUE,
CUPERTINO, CALIFORNIA
The meeting was called to order at 7:35 PM by Chairman Miller
ROLL CALL

INFORMAL REVIEW OF PLANNED DEVELOPMENT USE PERMIT
ITEM 1) APPLICATION ASAC 10-IJ-89 - MARIANI DEVELOPMENT CORP.
Requesting informal review to construct a 176 unit, 4 story
apartment structure and 182 zero lot line townhomes located at the
Southeast comer of North De Anza Boulevard and Homestead Road.
is Larry Harmer, City Planner presented the project and reviewed staff
comments.
John Delmare and John Komo representing Mariani Development
commented on staff comments and answered questions from the
commissioners.
DISCUSSION:
Wayne Gong expressed concerns with the height of the four story
apartments and thought they should be lowered, also with the lack of
a gateway effect for the Homestead De Anza corner. He also stated
that the townhome development was nice.
Betty Mann expressed concerns with the lack of sidewalks and stated
there should be at least one sidewalk on either side of the street. She
also expressed that there is a need for substantial landscaping
between the driveways of attached units.
Pat Jackson reiterated some of the concerns of- members Gong and
Mann.
Marty Miller expressed concerns with the mass of the apartments,
the number of guest parking spaces, the type of street lighting, and
the lack of a gateway effect for the Homestead and De Anza comer.
ITEM 2) APPLICATION 11-U-89 - VALLEY CHURCH Requesting informal
review of a 7,200 sq.ft. activities center located in a church property
at the Southwest comer of Homestead Road and Stelling Road.

Sal Caruso, Project Designer and Mark Uphoff of Tech V Corp.
presented the project and answered questions of the commissioners.
DISCUSSION:
All Commissioners expressed concern ,with the lack of landscaping
or architectural feature on the west elevation and suggested that
landscaping be added to that elevation.
Requesting informal review ! of a proposed 87 space recreation
vehicle park with related '!cecreational activities located at the
Northwest corner of Stevens Creek Boulevard and Stelling Road.
John Vidovich of De Anza Residential Suites presented the proposed
RV park, generally concurred with staffs written comments, and
answered questions of the commissioners.
DISCUSSION:
Wayne Gong expressed concerns with access to and from the park by
large RVs.
Betty Mann stated she likes the design of the RV park.
Pat Jackson had no concerns with the design of the park but stated
she did not like the use.
Marty Miller expressed concerns with rules and regulations of the
park and the maximum time a guest can stay.
INFORMAL. REVIEW
ITEM 4) APPLICATION ASAC 24-U-88 - NO THWlF..QT YM .A Requesting
informal review of a comprehensive planting plan, minor
architectural changes, and directional monument sign lighting for a
community recreational center on Alves Drive west of Beardon.
ASAC approval final unless appealed.
John Hackforth and Jim Walker representing the YMCA presented
and answered questions regarding the project.
ISSUES:
There were no concerns from the commissioners.
DECISION:
On a 3-0 vote, with commissioner Jackson abstaining, ASAC 24-U-88
was approved per the findings and conditions contained within the
model resolution.

ITEM 5) APPL.ICATION ASAC 51,850.1 - L.A. ARCHITECTS (SECjjgITy
PACIFIC BANK) Requesting approval to install a walk-up teller
machine at an existing bank on the Northeast corner of De Anza
Boulevard and Pacifica Drive.
- Tentative City Council hearing date: June 5,1989.
At the request of the applicant ASAC 51,850.1 was continued until the
June 12 meeting.
ITEM 6) APPLICATION ASAC 51.849.1 - JON D. ARSON (FIRST
INTERSTATE REALTY) Requesting approval of a Planned
Development Sign Program for an office building located on the
Southwest corner of Stevens Creek Boulevard. and Pasadena Avenue.
- ASAC approval final unless appealed.
ASAC application 51,849.1 was continued to the June 12 meeting.
OLD BUSINESS
ITEM 7) WATER CONSERVATION/DROUGHT LANDS .APING PO .I _IF.S
Discussion of adequate soil preparation and the practicality of drip
irrigation as requested by Robert Hoxsie.
On a 4-0 vote, Water Conservation/Drought Landscaping Policy
discussion was continued to the June 12 meeting.

ITEM 8) Minutes of the regular meeting of May 8, 1989
On a 3-0 vote the minutes of the regular meeting of May 8, 1989 were
approved -with Pat Jackson abstaining.

Approval Committee to be held June 12, 1989, at 7:30 PM in Conference Room A
of City Hall, 10300 Torre Avenue.
