M=-TMUM RETAIL BUILDING APPLICANT: Imwalle/Stegner Dev. PROPERTY OWNER: APPLICANT'S ADDRESS: 169 Santa Clara St. San Jose, California 95113 PROJECT LOCATION: S.E. corner of Homestead & Blaney FINDINGS: The Architectural and Site Approval Committee finds as follows with regard to this application: 1) The proposed landscaping lighting and architectural plans constitute a precise development plan as required by Condition 16 of Use Permit 3 U-89. 2) The proposed landscaping materials are consistent with the City's efforts to reduce irrigation water use for ornamental plantings. CONDITIONS: 1-8) Standard Architectural and Site Approval Committee conditions to the extent that they do not conflict with the special conditions listed herein. In the event of conflict, the specific conditions listed herein shall prevail. 9) The approval is based upon Sheets LS-1 and AS-3, of Application ASAC-3 U-89 except as may be amended by conditions enumerated herein. 10) Sheet LS-1 shall be modified as follows at the building permit stage: a) Shrubbery provided on south elevation should be replaced by low groundcover in front of spandrel glazing only. b) Substitute Raphiolepis I.
