RESOLUTION NO. 1211 OF THE ARCHITECTURAL AND SITE APPROVAL COl=EE OF THE CITY OF CUPERI'INO RECCMMING APPROVAL OF LANDSCAPING FOR PHASE I OF AN APPROVED HOTEL to PROPERTY OWNER: Vallco Park, Ltd. APPLICANT: Marriott Corp. ADDRESS: Marriott Drive Washington, D.C. 20058 LOCATION: Stevens Creek Blvd at Finch Avenue FINDINGS: The Architectural and Site Approval Committee finds as follows with regard to this application: 1) The approved landscaping plan, as amended by conditions specified herein, will retain thematic consistency with the established streetscape of the Vallco Park area, and is consistent with the scale and complexity of the proposed development. CONDITIONS: 1-8) Standard Architectural and Site Approval Conditions to the extent that they do not conflict with the special conditions listed herein. In the event of conflict, the specific conditions listed herein shall prevail. 9) The reco mnendation of approval is based on Exhibits C-1, C-2 and C-3 • of ASAC 51,654.1, except as may be amended by conditions specified herein. 10) Prior to issuance of building permits, the applicants shall complete the following tasks: a) Provide specifications and construction details for all onsite har scape surfaces b) Install a fixed barricade arround the entire circumference of the dripline for the existing Oak tree to be retained at the S1W` corner of the site. 11) Exhibits C-1, C-2 and C-3 shall be revised at the building permit level to include the following additional content: a) Indicate initial installation size for all plantings, in accordance with the following minimum standards: - All street frontage Fraxinus varieties at 30" box specimen scale or equivalent - All Redwood varieties adjacent to the building at a mix of _1/3 36" box specimen scale, and 2/3 at 24" box specimen scale - All other tree varieties at 15 g.c. scale - All shrubs at 5 g.c. scale, unless otherwise approved by staff b) Indicate on Exhibits C-1 and C-3 removal of turf beneath the retained specimen Oak tree, and substitution of riverwashed rock or equivalent surface protection. c) Indicate on Exhibits C-1 and C-3 a specific planting palette for understory shrubs and ground cover.
