Reso 093114C-51,515.1 RESOLUTION NO. 931 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF C•UPERTINO APPROVING SITE', ARCHITECTURE, LANDSCAPING AND LIFTING -FOR A•C_OMMFRCIAL/OFFICR/RESIDFD?TIAL DEVELOPMENT. PROPERTY OWNER: McKnight Trust APPLICANT: William L. Carmen ADDRESS: 464 Forest Avenue, Palo Alto, CA 94301 LOCATION OF PROPERTY: Southeast corner of Pasadena and Granada, Monta Vista FINDINGS: The Architectural and Site .Approval Committee finds as follows with respect to this application: 1. That the proposed architecture is consistent with the urban design guidelines set forth in the ,Old. Monta Vista plan. 2. That the proposed development reflects substantial conformance with approvals granted by Planning Commision Resolution, No`s.'2-026 and 2027. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as-enumerated':her-ein shall apply. 9. The recommendation of approval is based upon Exhibits A, 13, and E of this application except as may be amended by special conditions contained herein. 10. The wood fence to be situated along the Pasadena Avenue .frontage shall not exceed 5 feet in height. 11. The applicant shall be permitted a maximum 3 foot high wood fence or screening shrubbery along the Granada Avenue frontage. 12. The block wall to be situated along the eastern and southern property lines shall consist of brown concrete blocks, and shall be a minimum of 6 feet high as measured from the grade of the adjoining residential properties. 13. Shrubbery materials shall be n_rovided adjacent to the Pasadena Avenue fence. 14. Additional shrubs shall be provided along the southerly property line to provide a screening effect for an adjacent residential property. 15. A detailed preservation plan for trees designed to remain on this site shall be provided prior to issuance of a building permit. 16. The planting area adjacent to the eastern property line shall be increased in width through the following site plan revisions: -1- NC-51,515.1 Resolution No. 931 (continued) a. Reduce aisle width to 27.5 ft. b. Reduce compact stall length to 14 ft. 17. Shrubbery materials shall be provided along the easterly property line for purpose of land use buffering. 18.
