Reso 0940I, I HC-51,523.1 ®RESOLUTION NO. 940 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING, LIGHTING AND APPROVAL OF SIGNING FOR A 3,400 SQ. FT. RETAIL BUILDING. PROPERTY OWNER: Bart Landauer APPLICANT: San Jose Typewriter Co., Inc. ADDRESS: 1194 S. Second Street, San Jose, CA 95110 LOCATION OF PROPERTY: Stevens Creek Blvd. and Orange Avenue FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed development is consistent with approvals granted' under Planning Commission Resolution No. 2058. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions emumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. The recommendation of approval is based upon Exhibits A and B, of this application except as may be amended by special conditions contained herein. 10. The Stevens Creek Boulevard plaza area shall consist of an earthtone colored paving treatment. The subject plaza includes that area between the 5 ft. public sidewalk and edge of building. Brushed or colored concrete is not permitted. The specific paving treatment shall be returned informally for ASAC approval. 11. To ensure accessibility, the handicap ramp shall be relocated to an area at the'southwest side of parking Stall #13. 12. A mixture of deciduous and evergreen trees shall be provided along both street frontages. Greater variety in plant types and arrangements shall be required. A revised landscape plan shall be returned -informally for ASAC approval. 13. The parking lot light fixture depicted in Exhibit E is not approved. The light standard for subject site shall be compatible with the character of Monta Vista. The applicant shall return informally to ASAC for approval of the specific fixture type. 14. The applicant shall demonstrate that there will be no spillover of light from the parking lot fixtures to the southerly adjacent residential ® site. The light fixture in the vicinity of parking Stalls #11 and 12 shall be relocated in a westerly direction. 16. ASAC or its staff shall retain the authority to review and require correction of any off -site impacts of any lighting fixture approved under this application. 17. The signing concept depicted in Exhibit B is approved. Specific details shall be informally approved by the Architectural'.and.Site Approval Committee. 18. ASAC or its staff shall retain the authority to review and.require correction of any off -site intensity impacts of any sign approved under this application.
