Reso 0942r r HC-51,512.1 RESOLUTION NO. 942 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF ARCHITECTURE, SITE, LANDSCAPING, AND LIGHTING FOR A PROPOSED 5-UNIT CONDOMINIUM DEVELOPMENT. PROPERTY OWNER: Joe Mendes APPLICANT: Shutt§ and'Schwimmer ADDRESS: 14 W. Main Street, Los Gatos, CA 95030 LOCATION OF PROPERTY: East side of Vista Drive, approximately 350' S. of Forest FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed development is consistent with approvals granted under Planning Commission Resolution No. 2018 and 2019. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumetated ® herein shall apply. 9. The recommendations of approval is based upon Exhibits A, B lst Revision, B-1 lst Revision, B-2, C and E. 10. The length of parking stalls shall be reduced from 18 ft. to 15.5 ft. Wheel stops shall be provided. 11. The proposed 3 ft. wide planting area adjacent to the northerly property line shall be reduced to 2.5 ft. Espaliered plants shall be installed in this vicinity; Australian -Bush Cherry shrubs shall not be acceptable. 12. A 5 ft. turning radius shall be provided for curbs situated at: a. Entrance to westerlymost parking stall b. Turnaround area at east side of parking lot 13. As per Central Fire District requirements, no parking is permitted on Vista Drive and a part of the driveway. The applicants shall implement this condition in a manner which is satisfactory to the City Traffic Engineer. In addition, gates or other obstructions shall not be erected across any portion of the access road. 14. A detailed protection plan shall be provided to ensure protection and enhancement of existing trees during grading and construction procedures. - I - �I RESOLUTION NO. 942 (continued) HC-51,512.1 o 15. All exterior rear yard decks shall have a minimum screen wall height of 6 ft. 16. The applicant shall adjust Unit B plans in such a manner so as to preclude privacy intrusion from Master bedroom window areas, subject to staff approval. 17.
