Reso 1012HC-51,564.1 ® RESOLUTION NO. 1012 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO APPROVING A SIGN PROGRAM FOR AN EXISTING COMMERCIAL CENTER. PROPERTY OWNER: Leland Bedoni APPLICANT: Coach House Center ADDRESS: 1655 Highway 9, Cupertino, California 95014 LOCATION OF PROPERTY: Northwest quadrant of Saratoga -Sunnyvale Road and Prospect Road. --------------------------------------------------------------------------------------- FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. The sign program is consistent with the intent of Sign Ordinance No. 746. CONDITIONS OF APPROVAL: 1-7. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. ® 8. The recommendation of approval is based upon Exhibits F and F-1 of Application HC-51,564.1 except as may be amended by additional conditions contained herein. 9. All existing ground signs shall be removed immediately with the exception of the two major ground signs numbered 7-9 and 2-5 on Exhibit Informational of this application. 10. Prior to issuance of any building permits, the applicant shall record a covenant, subject to the approval of the City Attorney, stating that the two remaining ground signs shall be removed within five years. The covenant shall also state that the City shall remove these signs, at the owner's expense, should they still remain after five years. Prior to building permit approval, the applicant shall post a bond to ensure sign removal. 11. The ground sign proposed for Prospect Road is not approved at this time. 12. All roof signs shall be two feet or less in height. 13. Dartanians' second sign (wall sign) shall be informally reviewed by the Architectural and Site Approval Committee prior to building permit approval in order to ensure that it is not visible to nearby residents. The sign shall be compatible with the roof sign criteria approved in this sign program. 0 . �A.S.A.C,. Resolution No. 1012 HC-51,564.1 14. The new ground sign shall not exceed the height of the building. 15. The existing neon signs in the windows of Cheese Farm Liquors are approved. These signs shall not exceed one sq. ft. per window. 16. Architectural and Site Approval Committee Standard Conditions pertaining to street improvements are waived subject to approval by the Committee and City Council of a modification to the Architectural and Site Approval Committee Rules and Regulations which would enable the Committee to waive these standard conditions. 17. Replacement sign on Saratoga -Sunnyvale Road is approved subject to Exhibit F-1, Alternative "A". Prior to building permit approval, the applicant shall_ submit landscaping plans for frontage along Saratoga -Sunnyvale Road to the Architectural and Site Approval Committee.
