OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL
OF SITE, ARCHITECTURE AND LANDSCAPING FOR A
PROPOSED KITCHEN FACILITY CONSISTING OF APPROX-
IMATELY 2,000 SQ. FT. FOR AN EXISTING FREE-
STANDING RESTAURANT.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect
to this application:
1. That the proposed kitchen facility addition will not impact parking
ratios in the Crossroads Center area.
2. That subject building addition will be compatible with architectural
elements of the existing restaurant.
CONDITIONS:
1-8. Architectural and Site Approval Standard Conditions to the extent
• that they do not conflict with the special conditions enumerated herein.
In the event a conflict does exist, the special condtions as enumerated
herein shall apply.
9. The recommendation of approval is based on Exhibit A, B and C or this
application except as may be amended by special conditions contained
herein.
10. Working drawings submitted at the building permit level shall specify
that all exterior materials and colors shall match those presently ex-
isting at subject site.
11. A precise location analysis for an existing tree immediately adjacent
to the proposed loading dock shall be provided at the building permit
level. For purposes of ensuring preservation of subject tree, the
loading dock shall not be permitted to extend beyond the northerly
perimeter of the dock driveway; said modification shall be incorporated
into working drawings.
12. A tree preservation plan shall be prepared for subject site in the
vicinity of grading and construction activities. Said plans shall
meet all standards set forth by City Tree Preservation Ordinance.
Particular measures to be provided for the two specimen trees in
subject vicinity shall be set forth in detail.

13. At least one additional Callistemon shall be provided adjacent to
`ip the north side of the loading dock driveway.
14. Subject to staff review and approval prior to release of building
permits, a landscape plan shall be provided for the Stevens Creek
Boulevard frontage area which deletes five feet of sidewalk in favor
of an increased planting bed. Said plan shall be consistent in
design and general theme with the recent renovations east of the Marie
Callendar's site. The applicant is advised to submit a preliminary
proposal to City staff prior to preparation of working drawings. A
primary objective of said landscaping shall be to provide satisfactory
screening of the parking lot.
15. Prior to release of building permits, a bond shall be provided to the
City to ensure that the landscape renovations referenced in condition
14 of subject application shall be installed and inspected within an
established period of time.
16. The approved building addition shall be limited to an extension of
kitchen facilities and therefore shall not be utilized for additional
seating of restaurant patrons.
