Reso 0884HC-51,487.1 RESOLUTION NO. 884 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF CONSTRUCTION OF A 10,000 SQ. FT. COMMERCIAL/OFFICE BUILDING AND 19 RESIDENTIAL TOWNHOUSE UNITS. PROPERTY OWNER: State Mutual Savings and Loan Association APPLICANT: Bond & Brown Architects ADDRESS: 950 Battery Street, San Francisco, California 94111 LOCATION OF PROPERTY: Southwest corner of Stevens Creek Boulevard and Finch Avenue ------------------------------------------------------------------------------------- FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. The Committee recognizes that a discrepancy exists concerning the required landscape setback area distance; however, it is determined that insufficient justification exists to require the applicants to modify subject site plan. Accordingly, the Architectural and Site Approval Committee stresses the consideration of landscape design measures which ensure dense and satisfactory buffer areas. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they • do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. The recommendation of approval is based upon Exhibits A, B, B-1, B-2 1st Revision, B-3 lst Revision, B-4, B-5 and E of Application HC-51,487.1 except as may be amended by special conditions contained herein. 10. The applicant shall provide fencing adjacent to the Santa Clara Valley Water District easement; details of said fencing shall be subject to staff approval at the building permit level. 11. Parking stalls shall be deleted as necessary adjacent to the Craft Drive entrance to subject site, in order to provide a minimum 20 ft. distance from face of curb to edge of first parking stall. 12. A pathway treatment shall be provided across the commercial parking area island to facilitate pedestrian circulation on site. 13. Commercial trash enclosure details shall be provided at the building permit level. 14. The applicant shall supply trellis details at the building permit level. 15. Landscaping is not approved at this time. Said plans shall be submitted to and approved by the Architectural and Site Approval Committee, and installed by the applicant, prior to release of a Certificate of Occupancy. -i - HC-51,487.1 0 RESOLUTION NO. 884 16. The Architectural and Site Approval Committee or its staff shall retain authority to review lighting intensity of any exterior fixtures approved under this application and to require correction of on/or offsite intrusion impacts. 17.
