Reso 0880HC-51,437.2 RESOLUTION NO. 880 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING FOR A RETAIL STRUCTURE CONSISTING OF APPROXIMATELY 5,600 SQ. FT. PROPERTY OWNER: Southbay Construction & Development Co., Inc. APPLICANT: Southbay Construction & Development Co., Inc. ADDRESS: 1624 Dell Avenue, Campbell, California 95008 LOCATION OF PROPERTY: Southwest corner of Stelling and Homestead Roads ----------------------------------------- ---------------------------------------- FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed development is harmonious in design and scale with the surrounding.c'ommercial development. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. ® 9. The recommendation of approval is based upon Exhibits A, B, B-1, B-2, C, E, E-1, E-2, and Staff Informational of this application except as may be amended by special conditions contained herein. 10. Exhibit A shall be modified at the building permit level to depict the following modifications, subject to staff review and approval: a. Reduction in width to 5 ft. for public sidewalks situated at perimeter of subject site. Said modifications shall be implemented to the satisfaction of all City specifications. b. Delete proposed handicap parking stall and ramp in favor of modified south elevation site layout as illustrated by the Staff Informational exhibit. 11. The applicant shall record a document which is acceptable to the City Attorney, agreeing to provide reciprocal ingress/egress easements with the adjoining properties to the south and west at such time as the City can require the same of said property owner(s). Said document shall be recorded prior to issuance of building permits. 12. Exhibit B shall be modified at the building permit level to indicate the following revisions, subject to staff review and approval: a. Exhibit C shall be revised at thebuilding permit level to incorporate landscape modifications contained in Section II D2 of the Architectural and Site Approval Committee staff report dated April 12, 1979, subject to staff review and approval of final plan. 14. Signing is not approved at this time. 15.
