Reso 0862i HC-51,230.13 RESOLUTION NO. 862 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE AND LANDSCAPING FOR A RACQUET BALL FACILITY, RESTAURANT, AND RETAIL SHOPS TO BE LOCATED WITHIN AN EXISTING COMERCIAL CENTER. PROPERTY OWNER: Joseph P. Franco, et al APPLICANT: J. D. Vanderlaan ADDRESS: Ill West St. John Street, San Jose, California 95113 LOCATION OF PROPERTY: Northwest corner of California Oak Way and Stevens Creek Boulevard ------------------------------------------------------------------------------------- FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed development is consistent with approvals granted by the Planning Commission under Resolution No. 1897. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. go9. The recommendation of approval is based upon Exhibits A 1st Revision, B lst Revision and C 1st Revision of this application except as may be amended by special conditions contained herein. 0 10. Prior to issuance of building permits, the property owner shall sign a statement acceptable to the Director of Planning and Development agreeing to defer installation of a masonry wall as required by City of Cupertino Standard Development Condition No. 12 along the entire extent of the southerly property line, until such time as the adjoining southerly site develops in a residential land use manner. 11. The applicant shall provide the following items at the building permit level: a. Locate ramp adjacent to each handicapped parking stall; provide ramp/stall details as per City of Cupertino specifications. b. Parking stall and aisle dimensions as per City of Cupertino Standard Details. c. Trash enclosure details. d. Specify pavement treatment type. -1- HC-51,230.13 Resolution No. 862 (continued) 12. The final landscape plan submitted at the building permit level shall be modified to reflect the following provisions, subject to staff approval regarding type, number, and arrangement: a. Shrubbery materials attaining a high and broad growth pattern in north and west elevation landscape beds. b. Flowering ground cover materials in lieu of proposed ivy for all parking lot islands. c. Alternative shrubbery materials in lieu of proposed Juniperus Chinensis "Tortulosa" for parking lot islands. d. Delete deciduous trees proposed along the southerly perimeter of subject site in favor of an evergreen variety. e. East elevation of racquet ball/restaurant facility - provide landscape bed adjoining 5 ft. high wall and sidewalk area; also, provide planter box on top of wall containing planting materials of a nature which will "drape" the wall. 13. Subject to staff approval, a textured treatment shall be provided at the roof - line at the westerly and southerly elevations of the racquet ball facility in those areas where a roof is not provided. ® 14. Subject to staff approval, the parapet shall be of sufficient height to preclude the necessity for individual screening around each equipment unit located on the roof. 15. Signing and lighting are not a portion of the current application and are continued to a date uncertain.
