McClellan Road. Continued from July 5, 1972 neeting.
The Planning Technician stated that this application was reviewed at
the last meeting, with all but the lighting and site being recommended
to the City Council for approval. The applicant has reviewed these
two factors with Engineering and re,.i�ed their plans as noted in
states that, as far as they are concerned,

Committee at the last meeting was the rack fence overlooking the golf
course.
Mr. Marty Hess, 10211 Bubb Road, Cupertino, said they have gone over the
lighting plan again and have added some exterior lighting. There will be
three street lights on Rae Lane.They will shift one of the 'Lights from
the private street to McClellan, aiding it to to right of Par III Drive.

Member Sallan said she could understand their concern to have the .
interior of the buildings as lovely as possible. She is particularly
concerned about the aesthetics of the property for the benefit of the
people driving by there. She did not think there was enough detail on
the drawings for them to make a judgment.
Mr. Sprowl agreed with Chairman Sargent's request to replace the stucco
exterior with redwood. The building exterior is brick and redwood.
Lighting was discussed next. There will be three 20' light standards
in the parking area, located closest to the structure and farthest
away from the adjacent residential property.
Member Koenitzer noted this is still under R1-10 zone; perhaps the staff
would like to consider BQ zoning here. The Planning Technician said
the City Attorney advised this Use 7.ermit can remain under the present
zoning.
The Planning Technician said the Director of Public Works and City
Engineer are working on the matter of the underground utilities.

[r. Barry Bobbitt, 1791 Coronado, Sap. Jose, said there has been a slight

nendation of their consultant from Stanford Research Institute. As to

Landscape Architect Robert D. Folendorf, 228 Bachman Avenue, Los Gatos,
pointed out that the existing trees on the site are in the area of the
creek. They are proposing planting pine trees 5', 15' and 20' apart
along the south and east boundaries. Throughout the project they will
provide lawn wherever space permits. All this will come under the
maintenance contract. The pool will be located in the creek area.
There will be 80% evergreen trees. Each street has a predominant street
tree. Homeowners will be responsible for the backyard development and
maintenance.
Member McLaren would like the developer to consider including California
Poppies along with the wild flowers on the hill. ',.r. Bobbitt added
that they will irrigate the hill anu will seed the hill next spring
with the wild flowers, including poppies. Vnere will be a hiking
path system along the present road u� there. They plan to add a
minimum of benches and BBQ's and perhaps a couple picnic tables.

sir. Bobbitt said their intent is to leave the hill in its natural
state, as much as possible. He would prefer to improve what is
already there, and take out the poison oak and poison ivy. Chairman
Sargent was concerned the hikecs w 11 raKe paths which -ay cause erosion.
He would like to see a couple of tY:oroughf�Lres up there to encourage the
people to use them. And since the developer is putting in irrigation,
he would like them to consider putting in some additional trees up there. •
Mr. Bobbitt said they want to make this hill area into a quiet place
to walk, to go up there, sit down ,ind enjoy the view. Member McLaren
would like to see this area restricted as to motor bikes. Mr. Bobbitt
said the area will be fenced off. There are ease-:ents to the open
area; this is in the conditions of the City. 'He added that they offered
the hill for a City park and the City refused it because of the liability
involved. He answered Member KoenitzPr that the water pipes will go all
the way to the crest of the hill.
It was the consensus of the Committee that the lighting of the project
is adequate, according to the plan,

However, he recommended that rather than 15-gallon size that they
go to smaller trees and more of them. Generally, ttie smaller size will
establish a better root system and in a relatively short time will
surpass the larger trees planted.

Member Sallan recapped the Planning Commission and City Council hearings
on the landscaping. She feels the inherent problem with this is the
