2) APPLICATION ASAC 51,627.1 - Plum's. A Cafe Etc. (Town Center)
Requesting approval of a sign program for a restaurant as an
incidental commercial activity within a professional office use area.
The existing cafe is located at 20390 Town Center Lane.
Presentation: Domingo Diez, Owner of Plum's Cafe
Planning Intern Smith described the components of the proposed sign
program. Staff is concerned about the size of both the wall signs and
directional units, and recommends that each be reduced in accordance
with the incidental nature of this commercial activity within the
office complex.
In response to Member Chapman's question, Mr. Smith explained that
there are no precedent cases for the directional sign portion of this
application within Town Center; however, Member Nobel noted that a
similar precedent exists for a cafe in Vallco Park. Ms. Binnendyk
noted that the enclosed letter from the property owner acknowledges
that this case is not intended to create an issue of precedence.
Member Chapman expressed concern regarding the sign program's
visibility to Torre Avenue; the signs should be smaller to avoid
conveying the wrong impression of the scale of the business according
to its incidental function.
Member Nobel felt that the sign's sizes are appropriate if they are to
be legible and serve their intended purpose.
Member Mann suggested that the size of the signs should be reduced,
and questioned the necessity of four directional signs as proposed,
especially that which is closest to Torre Avenue.
In response to Chairman Miller's question, Ms. Binnendyk noted that
the sign ordinance gives no direction regarding the size of internal
directional signs. Mr. Miller then suggested that signs should be
sized such that they are locational in nature rather than advertising
devices.
BY UNANIMOUS VOTE, APPLICATION ASAC 51,627.1 WAS APPROVED ACCORDING TO
THE PROVISIONS OF RESOIIfl'ION 1179, WITH CONDITION 10 THEREOF AMENDED
TO READ THAT ALL "A" SIGNS SHALL NOT EXCEED FOUR (4) SQUARE FEET IN
AREA, AND THAT THE EERECIIONAL SIGN CLOSEST TO DE ANZA BLVD. ON TOWN
CENTER LANE SHALL BE RELOCATED TO THE RODRIGUEZ AVENUE SIDE OF THE
COMPLEX.
