He explained this has,already.been passed by the City Council for a Use Permit o Along side the free-- way there is an. 86, P.G. & E,, easement under which no permanent structure can be built. It is necessary to create two-story buildings along this easement in order to maintain the alignment of Gardena Drive, A Variance has been granted by.the City Council for the front yard setbacks, although the minimum square footage.of.the lots has been mete There are four elevations for the two-story duplexes.and ldine Building three elevations for the single -story duelexe sti g materials are- stucco, plywood trim, grape stakblind over windows, shake roof; some with wrought iron gates, and fireplaces are optional, Mr. Crump noted the detail of the common wa119 which has a decibel rating of 51, which is practically soundproof© Each unit will have one enclosed garage plus one open parking space. Comma Fitch asked about the landscaping plans. Mr® Crump said he would prefer to present 'the landscape plans at a later date, since he did,not have them with him.- Comm. Kowitz questioned the landscape plan requirement, assuming these iihits are to be sold individually. After further discussion., Mr. Crump said that if he is required to submit a landscape plan, he will landscape the fronts of the units. Moved by Comm. Kowitz, seconded by Comm. Fitch�.to recom- mend to the City Council approval of application 277- HC-67, Ward, Crump Development 9 landscaping plans to be submitted to this.
