March 23, 1967Mr. Jack Gillam, 2094 Emery, San Jose, a representative of Speedee Mart, said the contention of the people on Bubb Road is that their property Would decrease in value. He said Mr. Jackson's property would also decrease in value if he did not develop the property within the bounds of the Ordinance and something compatible with the neighborhood. The architecture can be developed to meet the Committee's approval. Ile asked if the Committee is now asking for a rendering from a professional architect.. He could not see where the mere name of a member of AIA II on the rendering would make any difference in the quality! of the building. He asked if the Committee is asking for Mission -style architecture. Chairman Fitch said the Committee cannottellthe applicant what to build; but will judge that which is presented to them,, i Comm,. Small said the development of the five acres into small segments -does not lend itself to a unified develop - meat' He cited examples of excellent architecture which are now being developed in Cupertino, He said the homes in the Bubb Road. area are over $30,OM and the people are ' concerned about this commercial property, Mr. Gillam went over the traffic pattern, He pointed out that the cars would not have to back out onto Bubb Road, but would go out forward Comm, Small said a point of vital concern is the intersec ' Lion of McClellan and Stellingj of which 3 corners are in Cupertino and one is in the County, The corner of Bubb and McClellan is under Cupertino. San Jose and County_juris dictions, He wants to insure that the whole strip along McClellan will not go like Highway 85 from Bollinger to Prospect in San Jose, My'. Noor Billawalla, 940814 Baker Drive., presented renderings of the development he has in mind for the commercial pro- ' perty surrounding that of the applicant. He said he hopes. to build this within two or thee years, He said he has tried to purchase the applicant's property® There was no attempt made to coordinate these developments- there is no reciprocal agreement as to parking. He feels Speedee Mart is not the answer for that particular property. Comm. Kowitz said this Committee has no jurisdiction over whether or not Speedee goes in here, but they would like very much to see cooperation and coordination between these two owners Mr. Gillam asked Mr. B llawalla if there has been negotia_ Lion between..then regarding purchasing of a small, portion behind the proposed service station. Nlr; Billawalla said that once he learned that Speedee wanted to.go,in this area he felt it'would be better to have them next to the service stationi. which. he plans to put in hig development, Mr, Gillam said.thisj then would result in another small development'oh the Jackson property. When asked., Mr. Billawalla answered that Mr. Jackson had called him,a few weeks ago -but that he had not had a chance to return his call. Mro.Preston said that over the last two years and nine months] Mr. Billawalla has been in contact with them to build a Speedee Mart or to sell them some property for one. Mr, Jack Ansboro, 90-(_mot bb Road, said he lives across the street from this property and will have to look out the I .,window -at the Speedee Mart, He is concerned about the j architecture and does not feel this presentation would be compatible with the area. He t,ilso called attention to the traffic on Bubb Road o Mrs. Mildred Dineen, 933 Bubb Road, said she called the Speedee Mart main office and asked how she could get rid of them. She asked if they always sell beer and wine anal they answered that they do, She then called 'the Alcoholic `Beverage Commission and told them they specifically do not Want a "mom and Pop" Speedee Mart here. Mr o Dineen. said Ditz-Crane has the option on the orchard property adjacent to this, It seems they will then have to buffer the homes somehow from this commercialpropertya Mr. Jackson said that two weeks ago there was a problem of architectural and site control and he asked for a list of the things they would; like to see on this property©' He said he wants to cooperate in any way he can, Patricia Phlllips, 1167 Tinda Vista Drive] Cupertino., realtor, said this property Will net out 80' x 122'„ She asked what could go on this peice of property. a hot dog stand; a; liquor store? Since the lasf meeting, the applicant has earnestlytried to present a satisfactory plan.m He has a right to develop his property.
