Motion carried, 5-0 APPLICATIONS A. Application: 192-Hc-65, perrotti Construction Company, 2235 Grant Roads Los Altos, requesting Arch. &,.,Site Approval of the landscaping plan.of the Rancho Ventura Subdivision, Mr. Robert Jones., 2235 Grant Roads. Los Altos, said the plans for the duplexes have been approved by Arch. &.Site Control, except for the landscaping plans. They plan to use junipers and as much ground cover and rock as is feasible. There will be one tree per lot. He added that they are only landscaping that portion of the duplexes that face the street. on s Chairman Fitch would.like to see some additional trees here. The applicant said there isn't room for Peany ore, i in that area said the duplexes built by Exce ll have been very satisfactory. Chairman Fitch asked the applicant to check with the person responsible for the wood sign advertising oils The applicant agreed to do this. He also agreed to remove the small entry-_ signs, with the hopes that hewill be able to put up this sign requested tonight, Dr. Kowitz agreed with Chairman Fitch that one good sign will be better than the many signs presently there, Mrs Small also agreed. Chairman Fitch commented that the.man runs a clean operation here, Moved by Comm. Kowitz, seconded by .Comm. Small, that application ?59.-HC-67 be recommended for approval to the City Council, to have a sign painted on the east well of the Gemco Service Station per plans submitted; to be re-evaluated under the regulations of the new Sign Ordinance when it becomes effective. The station manager agreed to remove all loose signs. AYES: Comm, Kowitz, Small, Fitch NAYS: None ABSENT: Comma Irwin, Stern Motion carried, 3-0 -2- Co.Application- 26o-HC-679 Alpha Land Co., 2395 De La Cruz Blvd.,, Santa Clara, requesting Arch. & Site Approval to construct a 110 unit apartment to be located at Beardon and Valley Green Drive, Mr, John Griffith., 2395 De La Cruz Blvd.., Santa Clara, said these units Will not be the same as the others, but will be compatible. The exteriors will be similar., with similar building materials being used. The site plan consists of ten buildings. Mr. Griffith said the occupants are more than willing to walk the additional distance from -where they park their cars., in order to have the environment created for their benefit. There are acres of parking space in the whole development, but for this particular unit., there will be 110 covered and 56 uncovered par . king spaces. The sizes of the units vary from 510 sqe ft, to l000 sq. ft. They are trying to integrate this so there will be something there to please everyone. They are going to fence the entire 13001 across the back at this time. They are moving some of the trees from around the Warner Wilson home I onto the property as soon as the 'weather permits. It was brought out that this is the first time the City has had a complex of this size where there have been no difficulties with the plans. Everything is very well planned. Moved by Comm. Small, seconded by Commo Kowitz, that application 260-HC-67 be recommended to the City Council for approval, as per the plans submitted; landscaping to be similar to and compatible with that already existing in the previous units of the complex. AYES- Comm, Kowitz, Small., Stern,, Fitch NAYS- None ABSENT: Comm. Irwin 'Motion carried-, 4-0 .Mr. Small wanted the record to show that the developer has been a credit to the community. Do Application: 261-HC-67, St. Jude the Apostle, P.O. Box 622_9, Cupertino I . requesting Arch. & Site Approval to'construct two educational buildings., approximately 1300 sq. ft.,and 1800 sq. ft., to be located on the southeast corner of Stelling and McClellan Rd. Rev, High Wright and Mr. James H. Harrah; P.Oo Box'622., Cupertino, presented the plans. Rev. Wright said the original Church property was six acres. They sold a portion to the Church of the Nazarene. They now have 253' fronting on McClellan. -3- The educational buildings they plan to build now will be 1800 sq. fto.and 1300 sq. ft.; one for the pre-school and kindergarten age children and the other for grades 1, 2 and 30 The buildings are being designed to meet the building codes for school buildings. Chairman Fitch asked about exterior building materials. Mr. Harrah said they will use exterior panel board and glass. The roof of these buildings will be identical with those on the present building: f iberglas covered with asphaltic material, Dr. Kowitz commented on the parking requirement of 31 l0x20 spaces, He was told their master plan calls for perimeter parking. There is more than enough.parking on the grounds, although it is not shown on the site -plane Mr.. Small asked what the City's conditions regarding street improvements were at the time the Use Permit was granted. .Mr. Harrah said they are a part of the De An.za Improvement District, He presented an overall site plan showing the ultimate development of their property. Stern, seconded by Comm, Small, to recommend for.appr.oval to the City Council, application 261-HC-675 on the basis of plans submitted and sketches, submitted; the ten standard conditions; meeting all the conditions of the Planning Department check list; landscaping to be submittedat a later date for approval, The Church is a part of the De Anza LID. AYES. Comm, Kowitz, Small, Stern, Fitch NAYS. None ABSENT: Comm. Irwin Motion carried, 4-0 -VI UNFINISHED BUSINESS -- There was none. VII NEW BUSINESS VIII Mr, Small has observed that the Produce Market on Hwy 9 is not abiding by the City's Ordinances. After discussion, the Chief Building Inspector was authorized to bring the owner of the Produce Market to the next regular meeting; ADJOURNMENT Moved by Comm, Stern, seconded by Comm.
