to construct frame building -with red-wobd siding with
brick or rock veneer and shake roof., to be used as{
steak house restaurant at 10331 S. Saratoga-Sunnyval%,0
Rd. (adjacent to old CityHall)
Mr. R. A. Dumas, General Vanager of Diamond Bar Ranch
Beef, Inc., 306 East Fiftl. Avenue, San Mateo, asked for
clarification of the above-mentioned letter. It was his
understanding that this property is commercially zoned,
and he found nothing under, the zoning laws to prevent
them from establishing their restaurant there, other than
Architectural and Site approval. He asked why this res-
taurant would not be architecturally acceptable to the
City.
Mr. Dumas presented plans of the type building they build
all over the Country, stating that certain changes can be
made to suit the City without destroying their image. he
said they are.willing to cooperate with the City in ordezd
to make this feasible, as long as it does not jeopardise
their company.
The artist's rendering of a typical Diamond Bar Restaurant
was displayed. Mr. Dumas also stated they have taken over
and renovated a restaurant on Stevens Creek Blvd., near
Food Villa in Santa Clara.
It was noted that "Der Wienerschnitzle" was included on
the plot plan. When asked by Chairman Fitch, Mr. Dumas
said that any recommendation for approval of this Diamond
Bar Restaurant does not in any way indicate the Committee's
approval for "Der Wienerscnnitzle", which is shown on an
adjacent lot on this same plot plan.
Mr. Dumas said it is necesc_ary for the identity of the
company to have certain poi°tions of the displayed eleva-
tions: they need the French gabled roof; however they
could leave off the cupola. They would like to keep the
gable lines, however. He feels the deep tone of brown
on the side is not obtrusive and conforms nicely with
the Western theme they are trying to recreate. Ordinarily,
they put a sign on the front of the building, across the
fascia.
The proposed exterior is a1 follows; a dark stain on the
siding, stone fascia which is acceptable to the City,
white siding inside the gable, terra cota ceramic the
roof, amber bottle glass windows, dark stained doors with
heavy wrought iron bolts, etc.
Chairman Fitch asked about the air conditioning equipment.
Mr. Dumas said the primary equipment will be enclosed
within the roof line and out the back. Mr. Irwin askeJ
if the white could be toned down. Mr. Dumas said it is
Part of their national identity, but they could live
without it, if necessary.
Mr. Dumas said the interior will have low-cut ceiling,
cherry wood paneling, carpeting and custom interior.
They serve a budget meal, but they do a nice job of
decorating.

Mr o Dumas said they do: -hot permit window signs, The only
sign will be the 'cower ` sign.,
The trash area is covered 'on three sides. The open side
faces the back of the lot,.' No decision has been made as
to ground cover as yet,
Mr. Stern asked how they serve the publico Mr. Dumas said
it is a serve -yourself line except for the broiling of
the steaks. It is handled essentially like an old

Mr. Dumas said the flat ceramic the would fit more with
the configuration,

the next meeting. He noted that some attention is needed
in landscaping the parking lot.. The applicant.was also
