THE EXECUTION OF THE WORK, SHALL BE REMOVED AND/OR CAPPED, PLUGGED OR OTHERWISE
DISCONTINUED AT POINTS WHICH WILL NOT INTERFERE WITH THE EXECUTION OF THE WORK, SUBJECT
TO THE APPROVAL OF CONTRACTOR, OWNER AND/OR LOCAL UTILITIES.
6. CONTRACTOR SHALL MINIMIZE DISTURBANCE TO EXISTING SITE DURING CONSTRUCTION

8. THE SITE SHALL BE GRADED TO CAUSE SURFACE WATER TO FLOW AWAY FROM THE BTS EQUIPMENT

9. NO FILL OR EMBANKMENT MATERIAL SHALL BE PLACED ON FROZEN GROUND. FROZEN MATERIALS,
SNOW OR ICE SHALL NOT BE PLACED IN ANY FILL OR EMBANKMENT.
10. THE SUB GRADE SHALL BE COMPACTED AND BROUGHT TO A SMOOTH UNIFORM GRADE PRIOR TO
FINISHED SURFACE APPLICATION.
11. THE AREAS OF THE OWNERS PROPERTY DISTURBED BY THE WORK AND NOT COVERED BY THE
TOWER, EQUIPMENT OR DRIVEWAY, SHALL BE GRADED TO A UNIFORM SLOPE, AND STABILIZED TO
PREVENT EROSION AS SPECIFIED IN THE PROJECT SPECIFICATIONS.
12. CONTRACTOR SHALL MINIMIZE DISTURBANCE TO EXISTING SITE DURING CONSTRUCTION. EROSION
CONTROL MEASURES, IF REQUIRED DURING CONSTRUCTION, SHALL BE IN CONFORMANCE WITH THE
LOCAL GUIDELINES FOR EROSION AND SEDIMENT CONTROL.
SITE WORK GENERAL NOTES
1. ALL CONCRETE WORK SHALL BE IN ACCORDANCE WITH THE ACI 301, ACI 318, ACI 336, ASTM
A184, ASTM A185 AND THE DESIGN AND CONSTRUCTION SPECIFICATION FOR CAST -IN-PLACE
CONCRETE.
2. ALL CONCRETE SHALL HAVE A MINIMUM COMPRESSIVE STRENGTH OF 2500 PSI AT 28 DAYS,
UNLESS NOTED OTHERWISE.
3. REINFORCING STEEL SHALL CONFORM TO ASTM A 615 GRADE 60 DEFORMED UNLESS NOTED
OTHERWISE. WELDED WIRE FABRIC SHALL CONFORM TO ASTM A 185 WELDED STEEL WIRE FABRIC
UNLESS NOTED OTHERWISE. SPLICES SHALL BE CLASS "B" AND ALL HOOKS SHALL BE STANDARD,

CONCRETE AND REINFORCING STEEL NOTES

APPLICABLE CODES, REGULATIONS, AND ORDINANCES. CONTRACTOR SHALL ISSUE ALL APPROPRIATE
NOTICES AND COMPLY WITH ALL LAWS, ORDINANCES, RULES, REGULATIONS, AND LAWFUL ORDERS OF
ANY PUBLIC AUTHORITY REGARDING THE PERFORMANCE OF THE WORK.
4. ALL WORK CARRIED OUT SHALL COMPLY WITH ALL APPLICABLE MUNICIPAL AND UTILITY COMPANY
SPECIFICATIONS AND LOCAL JURISDICTIONAL CODES, ORDINANCES AND APPLICABLE CODE AND
REGULATIONS.
5. DRAWINGS PROVIDED HERE ARE NOT TO BE SCALED AND ARE INTENDED TO SHOW OUTLINE ONLY.

WHEREAS, the Plarmh ig Commission of the City of Cupertino received an application for a
Variance, as described On Section L of this Resolution; and
WHEREAS, the necesi ary notices have been given in accordance with the Procedural
Ordinance of the City of Cupertino, and the Planning Commission has held one or more
Public Hearings on this matter; and
WHEREAS, the Plairsdi ig Commission finds that the applicant has met the burden of proof
required to support thi, t application, and has met the following findings in order to grant the
variance:
1) That there are exce tional or extraordinary circumstances or condition applying to the
Iand, building or referred to in the application, which circumstances or conditions do
not apply generalI3 to land buildings and/or uses in the same district. The personal
wireless service fac lity is proposed on an existing PG&E lattice tower, which the City _
encourages throug its Wireless Facilities Master Plan. The tourer is located in an
electrical substation which has a small setback from the abutting residential property;
2) That the granting c f the application is necessary for the preservation and enjoyment of
substantial prop rights of the petitioner. There are very few tall structures in the
northwest portion A Cupertino where one might mount the antennas of a personal
wireless service fad 'ty and the City encourages the re -use of sites with tall structures for

WHEREAS, in ordel to provide height flexibility in situations where practical difficulties,
unnecessary hardshilm or results inconsistent with the purpose and intent of Chapter 19.108

WHEREAS, the Plain ing Commission finds the following with regards to the Height Exception
for this application:
1. That the literal oforcement of the provisions of ibis title will result in restrictions
inconsistent with a spirit and intent of this title in that the extra antenna height above the
ordinance maxim in of 55 feet is needed to expand PCS telephone coverage, which at a
lower height will require additional antenna sites in the same area to achieve comparable
coverage.
2. That the proposed project will not be injurious to property or improvements in the area nor be
materially debrime nal to the public health, safety, or welfare in that:
• the wirele, s technology produces radiation below federal exposae standards,
• visually, i ie existing lattice tower will be increased in height about seven (7) fat,
which is a 18% increase in the tower height,
• the extra b eight will avoid interference with the existing tower conductors,
• the extra ieight will prevent PG&E staff from being overexposed to RF radiation
during m ' e above -ground maintainence of the substation.
3. Ilse proposed d lopment will not create a hazardous condition for pedestrian or vehicular
traffic because it t not sited within the travel ways or sigbt lines of pedestrian or vehicular
traffic.
