CIa11'I8n Fitch reviewed the Minutes of December 22 and 29. Be
tIleD asked that the Ci1!1" Council hold in abeyance their approval
o~ application 251-BC-66 on the basis of the forthcoming report
b7 the Director ot Planning.
~ Planning Director said the problem is that formally, this 1s
Just an application for a building; however, the plot plan implies
a lot split with streets, etc. Therefore, there should be a
tentative map, and it should be reviewed by the Planning Commission.
~. Dumas, 306 East Fifth Avenue, San Mateo, representing Diamond
Bar Restaurants, said he has not had a chance to review these
latest comments. He understood, through the Minutes of the
~hitectural and Site Control Meeting, that they would te re-
quired to put improve:øents in on saratoga-Sunnyvale Road and r.alf
of Terry Way, along their property. He said they hope to, at 50me
time, put the rest of this prime property to use; but their ma1n
concern at this time 1s for the Di~nd Ear Ranch Resta~ra~t.

Ra70r Stokes noted that, since street improvements are inv~lved
here, the Planning Director's point is well taken. Perhaps the
Planning Department should take a look at the H-Control appli-
cations trom now on.

Chairman Fitch emphasized that the Architectural and Site
approval was for the Diamond Bar Restaurant only, and not for the
other businesses noted on the plot plan.
Counc. Fitzgerald felt the only course to take here is for the
applic&l'\t to tile a tentative map.
~ C1ty Attorney adv1sed that once the approved map is filed
and the improvements are in, 1t the appl1cant then wishes to
split the propert;r the onl)' thing required of him at that time
~ld be a Record ot Survey.
