Parking Exception to allow a two-car tandem garage on a single-family lot.
Design Review Committee decision final unless appealed.
Staff Presentation: Colin Jung, Senior Planner, briefly described the project and the
unusual lot configuration. Mr. Jung explained how the tandem garage meets the
findings and staff recommends approval.
Discussion continued regarding the existing landscaping, the bathroom located in the
garage and the driveway apron.
Umesh Hiriyannaiah, applicant, briefly described the setbacks on the property. He
stated that he wanted to see how to have a two-car garage and still maintain the yard
space. That was when he came up with the tandem garage.
Commissioner Giefer asked the applicant about the driveway apron and if two cars
would be able to fit on the driveway. Mr. Hiriyannaiah answered side by side, yes.
Commissioner Giefer asked the applicant why a bathroom was necessary in the garage.
Mr. Hiriyannaiah stated that there would be a workshop in the garage and the distance
from house to the garage is quite far. Commissioner Giefer asked if this was part of a
business or if he would be occupying the garage in any fashion Mr. Hiriyannaiah
answered no.
More discussion continued about the existing landscape and green screening.
Chairperson Miller asked the applicant if he had considered placing the bathroom on
the house side of the garage. Mr. Hiriyannaiah stated that he wanted preserve that side
of the garage.
More discussion continued regarding the location and size of the bathroom.
Commissioner Giefer wanted to particularly stipulate in the conditions that the
bathroom is a half bath for the reason of subsequent families may decide that the garage
would an apartment or granny flat. Another condition that Commissioner Giefer
added was that in addition to architectural features that visually break up the length of
the tandem garage wall, that the applicant add green screening.
