The diagrams to the left illustrate an evaluation of
the tower beacon lighting, comparing the impact
of existing lighting compared to the proposed
design. The chart quantifies the output of the two
designs, with the important figure being the total
lumen output which most accurately
communicates the amount of light exiting the
fixtures. In both scenarios, the light leaving the
fixtures is obstructed by a number of other
materials, so the total lumen output shown is not
the true amount of light escaping the beacon.
In the existing design, a number of high output
fluorescent fixtures uplight a cavity surrounding
large steel structures. These structures are solid
in the middle which blocks a fairly large portion of
the light, but they have an open perimeter that
allows the light to escape on all four sides. This
allows for a greater amount of uplight to escape,
contributing to light pollution more heavily than
the proposed design.
The proposed design conceals the fixture behind
metal vailance, so the only light escaping the
beacon is indirect lighting that has been reflected
off the screen. This greatly reduces the perceived
brightness of the lighting application from
neighboring views, as well as cuts the total light
output. In the proposed design, the metal
vailance shields the light sources on both top and
bottom. The proposed design directs light in a
more intentional way to minimize glare and light
pollution. All fixtures in the proposed design are
dimmable, and may be used independently of
each other or in combination. The total output
only reflects a scenario where all fixtures are
switched on at full brightness.
All fixtures used to calculate the figures on the
proposed design are tentative selections based
on design development thus far. Fixture
selections are subject to change pending
architectural or design changes that may call for
different fixture characteristics that are more
appropriate for the updated design.

CENTER HIGH RISE BUILDINGS BUILT IN THE 1980’S.
THE EXISTING SITE CONTAINS 2 HIGH RISE TOWERS CONNECTED BY A
PODIUM OF 2 LEVELS OF UNDERGROUND PARKING. THE ROOF OF THE
PARKING PODIUM CONTAINS A PLAZA THAT CONNECTS THE TWO
BUILDINGS. ORIGINAL STAIRS, AND EXPOSED GLASS ELEVATOR, AND
GLASS CANOPY CONNECTS THE UNDERGROUND PARKING TO THE
PLAZA LEVEL. THE ADJACENT PROPERTIES, INCLUDING THE STREETS,
ACCESS DRIVEWAYS, AND ADJACENT PLAZAS ARE OWNED AND
OPERATED BY A HOA/COMMON AGREEMENT WITH PROMETHEUS AND

THE RENOVATION PROJECT CONSISTS OF TWO PHASES OF WORK:
PHASE 1 AND PHASE 2. THIS PLANNING APPLICATION CONCERNS
PHASE 1 ONLY.
PHASE 1 EXTERIOR WORK INCLUDES UPDATES OF ORIGINAL
ELEMENTS. THE PROJECT UPDATES THE TWO BUILDINGS' CORNER
