Architectural and Site Approval for a landscaping plan and minor architectural
changes to an approved commercial building.
Design Review Committee decision final unless appealed.
Staff Presentation: Colin Jung, Senior Planner, briefly described the project.
Kevin Jones, Architect, briefly discussed the changes, landscaping and stated that the
goal was to create a unique environment for pedestrian access and streetscape along
Stevens Creek Boulevard.
Chuck Marsh, owner, stated that he would rather to install two rows of 24" box trees
and put in twice as much instead of one row of 36" box trees.
Mr. Jung stated that it would be okay to put 36" box trees on the outer row of trees and
24" on the inner row.
Discussion continued regarding the outdoor seating materials.
MOTION:
Commissioner Miller moved to approve ASA-2004-17 the amended
condition stating that the outer street side row of trees shall be 36" box
size and the inner row of trees shall be 24" box size.

Residential Design Review of two new, two-story 3,444 square foot residences
and an exception for two-story wall planes without offsets.
Design Review Committee decision final unless appealed.
Staff Presentation: Gary Chao, Assistant Planner, briefly described the project and
stated that the homes were designed to be similar to the Rl homes on Poppy Way. Staff
recommends approval. The applicant is required to plant privacy protection to screen
views from second story windows.
Discussion continued about the two-story wall planes.

Residential Design Review for two new two-story residences with a 45% floor
area ratio and an Rl exception for second story area that is more than 35% of the
first story area.
Design Review Committee decision final unless appealed.
Staff Presentation: Gary Chao, Assistant Planner, briefly described the project and
stated that on May 10, 2004, the Planning Commission expressed concern regarding two
car garages dominating the front elevation of the homes. After some studies, the
applicant had decided against a detached garage or a shared driveway scenario. The
applicant proposed a courtyard area in front of each of the homes to soften the garage
elevation and to balance the front elevation. Staff believes that the courtyard design
visually addresses the concerns. No privacy protection planting is required on the
property line between the homes. Staff recommends approval.
Tracy Hsu, owner of parcel 1, wanted to thank her architect and Mr. Chao for all of their
hard work and requests approval of her project.
Discussion continued regarding fencing.
Chao-Yue Liu, 21831 San Fernando Avenue, stated that he was not against the project.
His only concern was regarding the setbacks and if it could be changed from 5 feet to 10
feet for more privacy.
Mr. Chao stated that part of the tentative map approval by the Planning Commission
was a condition stating that the 10-foot setback would be located between the two
homes.

homes.
