Flat Yard Area The applicant shall reduce the amount of front and rear yazd flat azeas, excluding the driveway, to meet the 1,000 sq, ft. requirement of the RHS ordinance to the greatest extent possible and to the satisfaction of the Cupertino Planning Department: 4. .rading Quantities The maximum amount of grading on the lot shall not exceed 2,500 cubic yards. 5. i.andscaoinn Prior to issuance of building pemtits, the applicant shall have a certified landscape architect certify that the landscaping is in compliance with the Xeriscape Ordinance. 6. Tree Screen The row of trees along the sough property line shall be planted as shown on the landscape plan dated October 12, 1993. 7. DlalaaCsi The soils investigation required prior to issuance of building permits shall address the potential problems of surface and subsurface drainage subject to the satisfaction of the City Engineer. Failure to incorporate conditions into your plan set will result in delays at the plan checking stage. If development conditions require tree preservations, do not clear the site until required tree protection devices are installed. SECTION I: PROJECT DESCRIPTION Application 1-ASA-93 - Tevis Ignacio: Requesting architectural and site review and approval for a single family home located in a planned development zone. The site is located at 11209 Stauffer Lane, Northwest tenninus of Stauffer Lane. SECTION II: FINDINGS 1. That the proposed site development plan substantially conforms to the requirements of the City of Cupertino's Residential Hillside Ordinance; 2. That approval of the site development plan meets the requirements of Condition 16 of the Seven Springs use pcrtnit 9-U-83; and 3. That the proposed site development plan meets the hillside development policies of the Cupertino General Plan. SECTION III: CONDITIONS ADMINISTERED BY THE OMMUNffY DEVELOPMENT DEPARTMENT 1.
