Residential Design Review for a 1,710 square foot first and second story addition
to an existing 2,531 square foot residence and an exception to allow the first story
wall plane to encroach above the building envelope.
Design Review Committee decision final unless appealed.
Staff Presentation: Colin Jung, Senior Planner, described the project. Staff recommends
approval.
Chairperson Wong asked if there were vaulted ceilings in the master bedroom and why
would this be allowed in regards to the daylight plane. Mr. Jung explained that the
wall height is about 1 V2 feet higher and was considered a minor exception. The
remainder of it was a hip roof, which covers a small crawl space above the master
bedroom. If the roof were flattened, the house would look awkward.
Discussion continued regarding elevations.
Commissioner Miller asked the applicant why the he chose to make the house so high.
Mr. Greg Mahurin, applicant, stated that he really liked the Victorian look without the
second floor. Mr. Mahurin's architect found some really unique ideas for skylights to
bring a lot of light into the living room and kitchen. The other reason was for the front
arc window that goes above the ceiling height.
