�The appiication is approved with the following conditions:
1. APPROVED PROTECT
This approval is based on the arborist report prepared by 1Vlike Barton (#WE-8865A),.: dated
December 19; 2015, consisting of one page and a tree removal and replacement site plan, except as
may be amended by conditions in this resolution.
2. TREE REPLACElVIENT
The applicant will plant two 24-inch box trees, as stated in replacement plan. The applicant sha11
provide the Department of Community Development adequate documentation, including'but not
limited to photographs, receipts or invoices, to'verify that the replacement trees have been planted
within 30 days of the tree removal.
3. PROTECTED TREES
The applicant understands that replacement trees are protected trees and may not be removed
without a Tree Removal Permit an.d that they shall be responsible for ensuring the proper
maintenance and care of the trees. The applicant shall also disclose the location and species of all
replacements trees on site upon sale of the property.
4. NOTICE OF FEES DEDICATIONS RESERVATIONS OR OTHER EXACTIONS
The conditions of Project Approval set forth herein may include certain fees, dedication
requirements, reservation requirements, :and other exactions. I'ursuant to Government Code
Section 66020(d) (1), these Conditions constitute written notice,of a statement of the amount of such
fees,and a description of the dedications;reservations, and other exactions.You are hereby notified
that,the 90-day approval period in which you may protest these fees, dedications, reservations, and
other exaction, pursuant to Goverrunent Code Section 66020(a), has begun. If you fail to file a
protest within this 90-day period complying with all of the requirements of Secfion 66020; you will
be legally barred from later challenging such exactions.

Ass��a�en�o Evaluate one Monterey Pine for removal .
This letter serves as the report of observations taken of the pine tree. All observations were
viSual and were performed froin the ground. No aeriaT inspections; digging or excavations were
perfornied as a part of the inspection and evaluation. ,
The Monterey Pine is located about 18 inches froin the curb edge of the asphalt�arking lot. The
piile is approximately 24 inches diaineter at breast heigllt(DBH) and is 48 to 50 feet tall: The
- canopy Spread is approximately 25 feet wide. - ,
The M'onterey Pine appears to be in fair condition. The problem that exists is the large h-unk and
root system has done extensive damage to the parking curb and is also lifting up the asphalt
driveway:As the Monterey Pine continues to grow it will bring with it further damage to curb
and asphalt driveway due to its evasive root system. :

It is my;recoininendation to remove this Monterey Pine and�ossibly re-plant a different specie to .
accoininodate this area next to t11e parking lot and sidewalks. - '
