DIR-2015-13b CITY OF CUPERTINO
10300 Torre Avenue, Cupertino, California 95014 (408) 777-3308
To: Mayor and City Council Members
Chairperson and Planning Commissioners
From: Gary Chao, Assistant Director of Community Developme
Prepared by: Gian Paolo Martire, Assistant Planner
Date: June 15, 2015
Subject: Director's Minor Modification, DIR-2015-13, to allow the addition of a loft and 46 square feet
of living area to an existing, two-story single family residence in a Planned Residential
Zoning District located at 11681 Timber Spring Ct..
Chapter 19.164 of the Cupertino Municipal Code allows for administrative approval of
minor changes in a project. The Director reports their decision to the City Council and
Planning Commission in time to allow an appeal of the decision within fourteen
calendar days.
DISCUSSION
The applicant, Anat Shmariahu, is proposing a 46 square foot single story expansion to an existing
residence located within the Seven Springs Planned Development District - P(Res). The P(Res) zone
requires any significant exterior building changes be approved by the Director of Community
Development. The applicant has obtained approval from the Seven Springs Owners Association for the
project.
The project would primarily allow the expansion of the dining room with other associated interior
improvements to the rear of the house. A new 82 square foot loft is also proposed within an existing
high volume area which is not counted as new building square footage. Based on the original planned
development zoning of the site, the house is not subject to any floor area ratio restrictions typically
required in single family residential districts provided the total number of bedrooms will not increase.
The project is not increasing the total number of bedrooms of the house.
No adverse impacts on surrounding neighbors are expected with the proposed addition.
ACTION
The Director of Community Development deems the modification minor and approves the project with
the following conditions of approval:

Re: Architectural Review
Proposed remodel at
11681 Timber Spring Ct.
Cupertino, Ca. 95014
Dear Mr. Heredia,
At your request, I have reviewed the proposed remodeling project at 11681 Timber
Spring Ct., Cupertino for conformance to the Architectural Guidelines developed by the
Seven Springs Owners Association. Preliminary drawings included a site plan, floor plans
and elevations. Scope of work includes a Living Room addition with loft and changes to the
house rear wall. My findings are as follows:
1. The appearance of the proposed changes are consistent with other units in the development
and should blend in with the surrounding iinprovements. The proposed project is found to
conform to the association Architectural Guidelines, Category B modification criteria.
2. Final plans should indicate materials and colors used inatch existing and conform to
approved list of materials developed by the association.
Should you have any questions, feel free to contact the undersigned.
Sincerely,
