RETAIL SIGN CRITERIA
Maximum total sign area for retail building mounted
signage is based upon approval of signs per the sign
program.Maximum sign height 18':
The signs shall be backlight and the tenant shall be
permitted to use their company logo,font and sign
shape as long as the overall square footage an
sign height is not exceeded and the location is
generaly as shown.
The intent of the signage criteria is to create a high
quality and professional retail fa4ade across the
project but not to inhibit the individual retailers

Intent
It is the purpose of this document to establish criteria for any signage visible from the exterior of the
building. These standards are created with the purpose of providing Tenants with a reasonable amount of
identification while maintaining design integrity within the project.
Review, Approval and Permit Procedures
In addition to conforming to the criteria contained herein, all signage must conform to the standards
established by the City of Cupertino as documented in the City's Sign Ordinance and any applicable local,
state and federal codes. Tenant shall be responsible for the fulfillment of all criteria and code requirements
and specifications. Approval of signage for Metropolitan at Cupertino by the Landlord does not negate this
responsibility. In the event of any inconsistency or discrepancy befinreen this document and the Cupertino
Sign Ordinance, the Cupertino Sign Ordinance shall take precedence.
All permits required by the City of Cupertino and any associated fees shall be obtained and paid for by the
Tenant or Tenant's representative.
Prior to submitting to the City of Cupertino with the purpose of obtaining a permit for installation of any
signage it is required that design drawings be submitted to the Landlord for approval. When applying for
permits, application shall include one(1) set of signage specifications, building elevation and site plan
stamped "Approved"or"Approved subject to conditions" by the Landlord.
Design packages submitted to the Landlord for review shall include:
Professionally prepared scale signage specification drawings indicating size(height, width, depth), copy,
layout, colors, material, and specific and detailed method of attachment.
Building elevations indicating location of signage.
Site plan indicating location of signage.
Color rendering.
Cover letter outlining any deviations from the Metropolitan at Cupertino signage guidelines.
�►II signage shall be reviewed for conformance with these signage criteria and for overall design, material
and workmanship quality. Approval of signage and right of installation of same shall be at the discretion of
the Landlord, subject to final review and approval by the City of Cupertino.
Approval, approval subject to conditions, or disapproval of signage submittal based on aesthetics of design
shall remain the right of the Landlord, subject to final review and approval by the City of Cupertino.

All signs shall be constructed, installed and maintained at the Tenant's expense.
Any signage, before or after installation, not found in conformance will be removed at the expense of the
Tenant or sign owner.
General Design, Construction, and Installation Criteria
AII sign contractors employed by a Metropolitan at Cupertino Tenant and performing work for Metropolitan
at Cupertino are required to be fully licensed and carry Workman's Compensation and Public Liability
insurance against all damage suffered or done to any and all persons and/or property while engaged in the
construction or erection of signage in an amount deemed appropriate by the Landlord. The Tenant shall
indemnify the Landlord from any damages which may arise from the installation, maintenance or use of the
Tenant's signage.
All permanent signage shall be fabricated to have a life expectancy of at least ten (10) years.
All bofts, fasteners, clips, conduits, etc..., shall be hot dipped galvanized iron or equal. Where visible all
items shall be painted to match the exterior color of the surrounding surface.
All penetrations of any building surface required for signage installation shall be neatly sealed and
continuously maintained in watertight conditions.
Any repairs required due to water damage caused by faulty sealant around penetrations will be the
responsibility of the Tenant.
Tenant shall be responsible for the maintenance of any signage for which they have paid to be
manufactured and/or installed.
Signage is required to be maintained in 'as new' conditions. Water spots, bird droppings, graffiti, dirt and
other blemishes shall be cleaned or repaired immediately.
Upon vacating the premises, it is the responsibility of the Tenant to remove any signage related to their
business. Tenant shall be responsible for patching and repairing surfaces to exactly match the surrounding
area.
Project Identification Sign
Project Indentification Signage shall be provided by the Landlord.
One double faced Project Identification sign per street frontage of property shall be allowed.
Sign shall be non-internally illuminated.
Sign shall be less than 5'-0" in height and less than 32 square feet per side.
Message/graphics on sign shall be limited to project identification and addresses (optional).
Tenant Signage
Each tenant is allowed one internally illuminated sign per street frontage.
Tenant's internally illuminated signage shall be located above the awning on the wall area of Tenant's
store front.
Signage shall not exceed 18" in height.
Total tenant signage shall not exceed 30 square feet.
The length of the signs shall not exceed 70% of the tenant store frontage.
Internally illuminated signage shall be backlit(a.k.a. Halo Illuminated). Light source shall be concealed.
Tenant shall be allowed to use their corporate logo, font and colors.
Sign colors and letter style should provide architectural and aesthetic harmony as it relates to the building
design and surrounding landscaping.

The signs shall be backlight and the tenant shall be
permitted to use their company logo,font and sign
shape as long as the overall square footage is not

The intent af the signage criteria is to create a high
quality and professional retail fa4ade across the
