Signage Program

A. Purpose and Intent:
1. This criteria has been established for the purpose of maintaining a continuity of quality
and aesthetics throughout the Menlo Equities Office Complex for the mutual benefit of
all Tenants, and to comply with the regulations of the City of Cupertino and terms of the
lease. Any installed nonconforming or unapproved signs shall be brought into
conformance at the sole expense of the Tenant.
B. General Requirements:
1. Prior to fabrication or applying for city approvals, each Tenant shall submit to the
property owner for approval, two (2) sets of scaled, detailed color drawings indicating the
location, size, layout, design, color, materials and method of attachment.
2. All signage must receive the required City of Cupertino permits prior to fabrication and
installation. All permits and fees for signs and their installation shall be obtained by the
Tenant or its representative. All signs, permanent and temporary will comply with the
City of Cupertino Signage ordinance as well as the requirements in this program.
3. All signs shall be constructed, installed and maintained at the Tenant's expense.
4. Wording of signs shall not include the product sold or advertising for that product except
as part of the Tenant's business name, logo or trademark.
6. Painted lettering directly to the wall shall not be permitted.
7. Flashing or audible signs shall not be permitted.
8. Tenant shall have one unit identification per Menlo Equities standard.
9. Tenants shall occupy a minimum of 5,000 square feet in order to be considered for
building signage.

C. Tenant Building Si ns
1. Halo Illuminated Channel Lettering:
The City of Cupertino in an effort to reduce night lighting in residential areas has restricted
the installation of new cabinet signs. Cabinet signs are prohibited at this property with the
exception of currently existing signage. If a cabinet sign is desired, the tenant must request an
exception from the City of Cupertino. There are to be two additional signs on the buildings at
10050-10080 Wolfe Road. The additional signs will be halo illuminated channel letters, one
will face Stevens Creek and one will face Wolfe Road.
a. Colors: Brushed Aluminum
b. Location: In the 48" band below the roof line
c. Maximum letter height 36"
d. Maximum square feet allowed for each sign is 40 square feet.
e. Maximum length of any sign to be 20 feet.
2. Primary Monument Letter Styling:
a. Colors: Brushed Aluminum mounted to glass
b. Material: Routed aluminum box face with .25" reveal axound letters only
c. Maximum letter height: 7"
d. Maximum width of lettering: 108"
e. Font to be Futura Medium
3. Secondary Monument Letter Styling:

7. No tenant shall occupy space on both monuments, a planter box and a wall building sign.
C. Construction Requirements:
1. All signs shall be fabricated and installed such that screws, rivets or fastening devices are
not visible.
2. All signs will consist of an aluminum backer that is routed to emit halo illumination and
brushed aluminum letters mounted on the glass to diffuse the light.
3. Tenants shall employ the services of a qualified licensed sign contractor.
4. All penetrations of the sign structure required for installation shall be neatly sealed in a
water tight condition.
5. The Tenant shall be fully responsible for the operations of the Tenant's sign contractor
and shall repair any damage caused during installation of signage.
6. Each Tenant shall have a minimum of one sign.
7. Lettering will be allowed on the Tenant's Unit glass but will be restricted to the business
name and hours of operation only. The maximum size of lettering will be 2" white vinyl.

I have a couple of questions with regard to the Wall signage.
1. B#1: should say.... ,each Tenant shall submit to the property owner, ...... ... and method of attachment, for approval
by property owner." Or some language that states why they are submitting these plans to the property owner.
2. C#1: We'd like to take the language out regarding the third building sign at this time. If it appears that there will be
no concerns from the installation of a third sign, we'd like to be able to update the sign program at that time rather
than leaving it vague as it is now.
3. C#1: What percentage of the building frontage (just for the section on which the wall sign is) is the length of the wall
sign. It appears that the sign could potentially be almost 27 feet long if it was 18" tall. I think we want is to be limited
to a certain length as well regardless of the s.f. limitation. Please let me know how you will address this.
4. C#2,3,4: Is Futura Medium the font allowed? Please specify that separately as the font instead of together with the
letter height since it will get lost in translation O
5. C#7: Please change to say "No tenant shall occupy space on both monuments, a planter box and a wall/building
sign."
