SUBJECT: Sign Program for De Anza Center located at 10562-10624 De Anza Blvd.
This letter confirms the decision of the Director of Community Development, given on
September 16, 2010, approving a Sign Program for De Anza Center located at 10562-
10624 De Anza Boulevard consisting of the following signs as shown in the plan set,
and based upon following findings and conditions of approval:
Si 1a e:
1. One 52 square foot"De Anza Centre" main entry monument signs to be located
near the driveway entrances along De Anza Boulevard.
2. One channel letter face sign per tenant located in the existing sign band on the
building fa�ade.
Findin�s:
1. The Sign Program complies with the purposes of Chapter 17.24 of the Cupertino
Municipal Code.
2. The proposed signs are high quality, and are in harmony with the structure they
identify, other signage on the site, and the surrounding development.
3. Provides high quality graphic character through the imaginative use of color,
graphics, proportion, quality materials, scale and texture.
Conditions:
1. APPROVED PROJECT
This approval is based on a plan set entitled, "Master Sign Plan De Anza Center,
10624 S. De Anza Boulevard, Cupertino, California" consisting of 3 pages of text
and 4 pages of plans, except as may be amended by conditions herein stated in
this approval.
2. CONSULTATION WITH OTHER DEPARTMENTS
The applicant is responsible to consult with other departments and/or agencies
with regard to the proposed project for additional conditions and requirements.
Any misrepresentation of any submitted data may invalidate an approval by the
Community Development Department.
3. CHANGES TO THE SIGN PROGRAM
Any changes proposed to the sign program shall require review and approval by
the City of Cupertino in accordance with Chapter 17.24 of the Cupertino
Municipal Code. Minor modifications to the approved sign program that meet
the findings and criteria under Chapter 17.24.020(C) and (D) may be reviewed
and approved by the Director of Community Development.
4. NOTICE OF FEES, DEDICATIONS, RESERVATIONS OR OTHER EXACTIONS
The Conditions of Project Approval set forth herein may include certain fees,
dedication requirements, reservation requirements, and other exactions.
Pursuant to Government Code Section 66020(d) (1), these Conditions constitute
written notice of a statement of the amount of such fees, and a description of the
dedications, reservations, and other exactions. You are hereby further notified
that the 90-day approval period in which you may protest these fees, dedications,
reservations, and other exactions, pursuant to Government Code Section
66020(a), has begun. If you fail to file a protest within this 90-day period
complying with all of the requirements of Section 66020, you will be legally
barred from later challenging such exactions.

INTRODUCTION
This Master Sign Plan establishes requirements for the design and fabrication of all signage on
the retail buildings located at 10562 thru 10624 S. De Anza Blvd. in Cupertino California. All
tenant signs placed on this building after the adoption of this Master Sign Plan must comply with
this Master Sign Plan and be approved by the property owners and City of Cupertino prior to
installation.
GENERAL SPECIFICATIONS
1. No animated signs, flashing signs, audible signs, paper signs, blinking signs, rotating
signs, moving light signs, or signs painted directly on the building wall
2. All signs shall be consistent with the City of Cupertino Sign Ordinance, Chapter 17 of
The Municipal Code, including, but not limited to, temporary banners, A-frames, and
Window signs.
3. Tenants shall submit their sign designs to the landlord for approval prior to submitting to
the Planning Department. The design submittal shall be in the form of a professionally
drawn, accurately scaled drawing, indicating length, height, and colors of all elements of
sign. Any sign(s)which are installed without written approval and permits may be subject
to removal.
4. Tenants shall obtain Planning and Building Department approval of sign permit(s) prior to
issuance of a building permit(s).
5. All signs shall be attached to the building fascia, or as otherwise directed by the landlord
6. All penetrations to the building structure required for sign installation shall be neatly
sealed in a watertight condition.
7. Tenants shall employ the services of a qualified licensed sign contractor.
8. The entire cost of sign including design, permit acquisition, fabrication and installation
shall be the tenant's sole expense. When tenant vacates space tenant's sign or signs
must be removed and all penetrations to building must be patched and painted at
tenant's sole expense.
CONSTRUCTION REQUIREMENTS
1. Sign contractor shall repair any damage caused by his/her work.
2. Tenants shall be fully responsible, for the operations of his/her sign contractors.

TENANT SIGN REQUIREMENTS
1. Tenants shall be allowed one attached building sign per store frontage, subject to
landlord and city approval. Tenant sign shall be mounted in the sign band. No signs
Shall be roof mounted.
2. Tenants shall be allowed 1 sq foot of sign area for each linear foot of store frontage.
3. All attached tenant building signs shall be internally illuminated channel letters.
4. Letter height shall not exceed 2'-0".
5. Logos shall be allowed, 24" max. height&6 square feet of area, if well integrated into the
signage design. Subject to landlord approval.
6. Length of sign shall not exceed 70% of store frontage.
7. Sign colors and layout shall be tenant's choice with landlord and city approval.

MONUMENT SIGN
1. Center will have one 52 square foot, double face, freestanding, internally illuminated,
multi-tenant monument sign, to accommodate six (6 )tenants.
2. Tenants who are allowed on the monument sign, shall be assigned by the landlord,
